first time seller advise reuqired

hi all,

i am planning to sell my 2bhkk tenament ..the house was purchased in 1986 i have no clue regarding the paperwork, registration procedurfes etc etc. and require help on that..

1) how do i know the current value of my house so that i can place a price on it..verbally i have heard people saying thats its about 3000 rs/sq feet..but i do i ascertain that its not above it..

2) when buyer and me agrees on a price point, what is the next step in terms of paper work etc..also monies to be exchanged at this point itself or later..suppose buyer says that he will pay amount only after registraton etc

3) who is supposed to do all the legwork and running around for documentation,,,myself or buyer..

4) i have gone thru paperwork of my house and can only find index 2 and sale deed...anything else required for selling?

5) who will pay for regaistration and stamp duty, me or buyer or we have to share between us

6) when should ideally i handover key to my house to buyer finally

7) any taxes to be paid on amount i recive . if the buyer insists on making documentaion of lower price and pay certain sum in cash(black) shoukd i accpet it


please advise on above all points
