plots near krishna engg college

hi,

I am planning to buy a plot in padappai.I have seen a plot near Krishna engg college in padappai.I want to know whether there will be water logging in that area since there are lakes nearby. how would be appreciation? what is the guideline value?will there be any acquisition by sipcot?The plots are before Abi century projects.
