Buying a Residential Plot near Bagalur Bangalore North

Hi All

I am buying a plot near Bagalur Bangalore North Area. This area in between Kannur and Bagalur near hosur Bandee. Its a gated community yet to be developed. Builder is saying that he has panchayat approval and its DTCP Approved. Also had BDA NOC.

My question is does this area really come under BBMP Limits. Also please suggest me if i can go ahead with this. I am unable to find this area in BBMP Limits
