Need help on resale flat in Rahatani

Hi Friends,

I am planning to buy a resale flat in rahatani (nakhate vasti). The society is 3yrs old. Owner is currently not in India, however he will be coming to india in the first week of march for a month or so to complete the process. The total cost is around 47l (stampduty not included). The area is around 1020sqft. The flat is semi-furnished (modular kitchen, safty doors for main entrance and balcony, lofts in kitchen and bedroom etc).

Let me know your views whether it is a good deal or not.
