Moving from Noida to Gurgaon

Hi,

I have my investment in Noida sector 76 and one plot in Gzb(Gagan Vihar). I am planning to sell from there and invest in sector 103 Gurgaon (3 BHK). Is this wise decision to move from there and invest in Gurgaon.

Budget : 80 lakh (50 lakh cash + 30 lakh loan)
Time horizon : 5 years or even more (end use)
Expected ROI : 30% per annum
