Looking to shift in new mumbai

hello friends,
i m sushant pawar from mumbai. i m looking to shift in new mumbai. now i am leaving in colaba on rent. my prority is connectivity to mumbai. because my office is in worli & all my relatives stay in south mumbai. my budget 20-25 lacs. i m not looking for luxuries aminities like smimming pool, gym & etc. i want decent locality.
plz suggest some desent builders. will preapprove loan help me buy flat. because i will go for loan. how much i have to pay in terms of booking amout. is there option that bank provide 100% loan.
i am totally fresh personal in terms of property buying.
Friends plz help me to buy my dream home.
