I'm new to this forum and amazed to see the level of information sharing here.
Currently I'm outside India and planned to buy a property around 75L for my end use at Chennai. My Father-In-Law is the one who is doing the field work in finding a property. Since he lives in a different city, his understanding of Chennai areas and real estate market is limited.
Following are the information about a house he narrowed down:
Independent house; 1800 sqft built-up area; 2400 sqft land. a well behind house with water; 3-4 trees
Located at East Urapakkam; 500 meters from tea kadai bus stop of GST Road.
According to my FIL, the building is 20 years old.
Building is not modern, but in good condition(No cracks both inside and outside)
Building fetches Rs.10000 rent per month now.
Sewer/Drainage construction work is going on in that area
The next plot was sold for 60L a month back to a small builder
Disadvantages:
14 hour power cut
There are lot of to-let boards hanging in Urapakkam
Is this house worth for 75L? (House owner is standing at 78L)
My parents doesn't want to buy an apartment. So I'm only looking for land/house. My requirement is the land size has to be minimum of 1800 sqft and my budget is 75L before registration and broker charges. I need the house by April 1, 2014. If you know any such projects in and around Chennai, Please let me know.
