I am looking at a land in Urapakkam. The layout is panchayat approved and there are about 24 plots in that layout. But there is no individual patta for the plot I am interested in. Rather, the whole layout has got patta. The seller is quoting a price which is 200 rupees (total 1200 rs/sq.ft) above guideling value. I have plans to do the registration next week.
