Investing 1 Cr for Max Rental Income. Pls Suggest Options

Dear Friends,

I want to invest 1 Cr to reap regular rental income for the rest of my life.
Pls help with your valuable inputs, as I consider IREF to be the best platform to seek help & opinions.
Below is the scenario-

Investment Objective –
Primary Objective – Maximum Return on Investment (ROI) i.e. Maximum Rental Income vs Investment Amount. Would love to have 6 to 8% ROI, if possible.
Secondary Objective – As usual,, Capital Appreciation of Property.

Property Type –
Only Commercial Property,, preferably Retail Shop on Ground or First Floor in an Open Air / Non AC Market with Low Maintenance Costs.
Will not like to invest in Residential Projects, as the Rental income is very less / negligible, and it will not meet my primary objective.

Budget –
Ideal Preference 75 Lacs, but can stretch till 1 Cr or so.
Currently have funds / sources to pay 75 Lacs upfront.
Can manage another 25 Lacs or so, by taking personal loan from family, friends, banks, etc.
(A/B component is not an issue as I understand commercial property market requirements very well).

Location –
Only Gurgaon, as I am a fan of Gurgaon and see huge potential here, especially when compared to our next door rich neighbour – Delhi!!
Within Gurgaon – Only on the left side of NH8 - DLF Phase 1/2/3 to upto Manesar). No offence, but not keen to go towards other side of Highway e.g. DEW).
Within above – 1st Preference - GCX, SPR, Sohna Road.
Or well developed areas like DLF, GC Road, Sushant Lok, South City, surrounding areas (if budget & ROI allows).

Possession –
1st Preference – Immediate Possession – Either RTM or within less than 6 months.
2nd Preference – Max 3 years. Will not like to invest anywhere, where possession can get delayed beyond 3 years from now, as I want earliest source of Rental Income.

Buying Period / Investment Time –
Want to buy in 30 days to max 60 days (hence have starting looking around for suitable options)

Ideal Property –
500 sq ft ground floor 18000 which can generate Rental Income as soon as possible.

Some of my Shortlisted Properties till date, which I have currently put on hold due to below reasons, hence requesting everyone’s feedback with additional options & viewpoints –
Emerald Plaza (+ve Good rent potential once ready, Delv 3 years, –ve currently overpriced at Rs 20K ++ for good location, hence ROI would not be so attractive)
Nirvana Courtyard 2 (+ve Good rent potential once ready, -ve Delv beyond 3+ years, and currently overpriced at Rs 20K for good location)
M3M Urbana, M3M Cosmopoliton, MGF Colonade, Brahma Miracle Mile, Baani City Centre, Capital, Spaze Arrow, etc etc (+ve Good rent potential once ready, –ve Possession beyond 3 years. Infact, might take 5 years also.)
