First of all - thanks for all the ppl taking time to answer the questions raised here and clear the confusions of many. Kudos.
I request some advice on the BBCL Ashraya project that I am interested in.
Location - Between Pillayar Koil St & Madha Koil st in Thoraipakkam - bordering karapakkam area - also proximity to Kannagi nagar.
Price - 4750/- per sq.ft
Here are my questions.
1. BBCL is from Vummiddi group. I hear they are relatively new to real estate. But, they claim they have been in business for 26 years. Any idea on their reputation?
Anyone living in one of their finished apts - can they comment on the construction quality, etc?
2. I heard a rumor that, few years back, Vummidi group was in a scam for defrauding in real estate. I am not sure how true this rumor is - or if BBCL was involved in any way.
Can someone shed some light on this, if they know some information?
3. The location is near to the infamous Kannagi Nagar. I only know that Govt. of Tn moved the Tsunami victims to this area. Not sure if its a 'slum'. If so, how bad is it - and what could be the impact in the adjacent areas?
There are quite a few big constructions coming up in this area including Jains.
4. The neighboring construction (a small one) claims there is no ground water. But, the builder claims Ground water is expected to be found at 90ft - may be they did not dig deep. There is also a small stream/lake/back water running near by - which is good for ground water as long as its not dry.
Not sure whom to believe. I am mainly concerned about the reputation of the builder. I did see that they have CREDAI rating. Is that good enough?
