I have been looking searching for a plot in the southern OMR region for more than a month now. I have personally gone to Thalambur, Karanai, Kazhipathur, Polachery, Cholapuram layout and Mambakkam. Here's my criteria,
More than 1800 sq.ft (preferably 2400 sq.ft) for immediate construction at the maximum rate of 25 lakhs. Good potable bore water and fair access to basic shops. Fair Proximity to mass transportation. I am looking for patta land as it turns out to be a cheaper than dtcp and I am not looking for a loan or for selling it in the future.
Having said that, here is what i think about what I have seen so far.
Thalambur and Karanai looks like a perfect spot but it is expensive and I cannot find patta land in these areas. Word has it that most plots here are maikkal porambokku and finding patta is hard. I guess dtcp costs 60 lakh per ground.
Kazhipathur and Padur:
Went to Anna university layout and other places here. Also near groovy woods villa layout. The area has lots of dark water logging which is probably because of the buckingham canal. Talked to local people opposite to groovy woods and they claim that only their village has potable ground water and other areas like Anna university layout has brackish unusable ground water. The bad water turned me off.
Polachery and Sonalur:
Polachery looked like the sweet spot with lush green regions. I tried the ground water here and it tasted really good. I guess the water gets better as we go away from the sea. Polachery and Ponmar seems to have the best tasting water in the entire region. Even water in areas like Mambakkam and behind VIT college was not that good. We even clinched a deal in polachery but it was rejected by lawyer.
Ponmar:
Ponmar used to be my favourite but it is not developing that fast and most layouts are still empty. There are no big provisional stores in the area and it is not close to the OMR. We have to depend on Medavakkam which I think is not such a good idea given the distance. It seems to be the jack of all trades except for the water. But, even the water has its problems. Some areas have failed to get any bore water here too (probably due to rock region). To top it all up, there are a bunch of water companies all around ponmar sucking it dry. And so are tanker lorries around ponmar taking water from wells in queues. Surely, the water will not last for long with all this going on. This aspect worries me to consider Ponmar though it may be far fetched.
Mambakkam is pretty far away from both medavakkam and OMR.
I am also considering Thaiyur and Kelambakkam. Thaiyur is said to have good ground water and close to the OMR and is quite cheap.
Here is what I want to know,
1. Are there any dire problems to be faced if patta land is bought even as you build a house and are living there?
2. Is this region in OMR really blooming? I have hardly seen anyone construct independant houses in these parts. Should I go somewhere else?!
3. What would be the best place to buy given my criteria in south OMR?
