Paper work - Lease IT office

Hi Guys

I have a IT office space in JMD IT park on sohna road , gurgaon,(on 1st floor, next to attrium, visible from ground floor), which i am planning to lease.

I would like to understand what paper work need to be done along with all legalities, and what is the advance that should be taken..

Bascially if someone can describe or put in bullet points do's and don'ts for the LEASE process. that would be helpful
