Received one quote for "Aloma County". 1580 sq. ft. 3 BHK for 1.4 Cr.
This translates a rate of roughly 8900/Sq. ft.
Is it really worth even considering paying this much for this project in Aundh.
Project layout is good although not sure about future development that may crop up in the surroundings. This offering seems to be an investor flat.
Also on North-east end of project (across the road) there is PMC sewage treatment plant. I don't know whether this will add pollution and smell in the air but I feel it may affect the Air Quality.
Following condition laid down by the seller.
--> Builder transfer charges (I have to pay 50% of the transfer charges). Interestingly no mentioning of how much is the actual transfer charge. I may very well end up paying the entire amount. (e.g. builder asks 50 rs. transfer charge. Investor tells me it is 100 Rs. Asks me to pay 50% of that = 50 Rs. Actually in turn, I pay the full amount).
--> 2 year maintenance I have to pay. Now this is really suspicious as any investor generally buy the flats in full package. (with parking, 2 year maintenance, brokerage and transfer charges included). He/She only keeps stamp-duty & registration open, as they don't want to pay for that and I understand that.
The rate fluctuation in aundh (I am not talking about baner,pashan link road etc.) itself is pretty weird (starts from 7000 to 9000).
I am not sure if this is a good deal as I want to buy it for end use.
I have mostly decided to reject this deal but though of sharing with you ppl for any inputs.
Any other project , You ppl will recommend in and around Aundh, I would really appreciate.
