I was looking for another investment in Gurgaon, but hardly found any good project less than 5000 rs/sqft and the total cost of 3BHK was coming around 80-90 lacs and delivery is in 3-4 years.
So, I started thinking of buying a plot and construct 3 floors on it.
We are 2 friends planning to do this on sharing basis.
We will be selling 1 floor and keep 1-1 for both of us.
Here, is the calculation based on the plot offered in sector 39.
Total Plot area is : 184 sqyd
Rate per sqyd is 70,000 rs/sqyd
Total Cost is around : 1.2 cr
My friend is civil eng. and told me that the construction cost to build 3 floors (each floor 3 BHK) will be around 60 lacs. So, total cost with 3 floors would be aprox 1.8 cr
Each floor would be costing us around 60-65 lacs including registry
We can easily sell one of the floor somewhere around 90 lacs in sector 39 according to the current market.
So, 180 lacs - 90 lacs = 90 lacs.
So, at the end of the day, we would be getting our 3 BHK in 45 lacs-55 lacs.
Not a bad deal ..right?
We have just started thinking on these lines. So, I am looking for expert advice before taking a dive into this.
Is there anything overlooked in the calculation?
I am not in India so do not know much about the sector 39 area, but my friend started staying there and looks like he is quite happy with the area.
Seniors, can you please suggest some other areas in the similar price range which can be considered for building 3 floors house.
