Is housing loan necessary?

Hi,

I would like to know the actual benefits of availing a housing loan (apart from the money we borrow from bank to purchase a property).

Are there any other valid points to consider a housing loan?

We are planning to buy an apartment by selling our existing property. In this case, we have sufficient funds to buy the new apartment.

But we are thinking whether to take loan or use the funds in hand?
