Help: Documents to check before booking apartment in Mumbai

Am planning to book an apartment in Mumbai. The developer is saying that all necessary approvals have been received and land filling is already underway at the site. Developer says construction will start by Jan end. Registration will be in 2 months...

Can you kindly advise me on what documents I need to check before booking the apartment?
