Multibagger stocks errr mutibagger plots

You guys might have seen that there are areas or layouts where no one will be willing to buy a plot. All of sudden, it will get everyone's attention in a year or so, priced will be 2 to 3 fold in very short span of time. After this price increase everyone will queue to buy plots there ( for eg: some layouts in ponmar area, rayappa nagar etc ).
So how about a thread to identify the next mutibagger plot areas or layouts. I know these might be discussed as part of various threads in the past, but lets have a dedicated thread and identify these multibaggers.
Please don't just give area or layout name, but also justify why you think it is a multibagger. Thanks.

Land buying advice and checklist. Urgent.

I am looking at a land in Urapakkam. The layout is panchayat approved and there are about 24 plots in that layout. But there is no individual patta for the plot I am interested in. Rather, the whole layout has got patta. The seller is quoting a price which is 200 rupees (total 1200 rs/sq.ft) above guideling value. I have plans to do the registration next week.

Will there be a problem in getting patta for the plot in my name?

How long it will take for getting patta?

How much will be the registration fees and stamp duty? (The seller says it will be around 8-9% of the guideline value)

Many critics have challenged that not many launches are happening in Kundli.

Considering critics keen interest in Kundli new launches, starting this thread. Launches in Kundli happen without big advertisements or hoardings and projects get sold out within weeks of launch.

Ansal API Havana, TDI Lake view city are the most recent launches that happened in Kundli alongwith Parker's white lily in Sonepat.

I am talking regarding plot in Alpha ,Beta ,Gamma and Delta for 120sq.mt plot with c.c. Only. They are asking 64-70lacs for that size of plot in Delta-2. Could you please let me know what is the correct rate going on for Delta-2?

How much should I bargain for it?

What about the rate for Gamma?

Any help will be great.

Budget: ~80 lacs
Floor #: 5 and above
Age: <3 years old
Amenities: at least club house and good open space
Other: West/South facing living room balcony (for better ventilation). Well maintained medium or large society (120+ flats).
I prefer ready possesion new/resale but also open for possesion max by this year end.


Any pointers will be very helpful...

Hi All,

This is my first post in IREF.

Can somebody throw some light on Oceanus dwellings as well as their Oceanus Classic project location/appreciation/VFM (quoting 3500 psf in prelaunch, completion early 2016)?

I am contemplating to buy a 3bhk here.

The above project is located 2.5 kms from Hoodi circle near to Skylark Arcadia.
Also it will be great help, if somebody can suggest similar projects in pre-launch nearby (ORR-KR PURA-ITPL belt)?

I think the tender in below link is for the Road along Agra Canal:

It is for "strengthening, widening and restoration of service road of Agra canal from k.m. 9.600 to k.m. 25.200". Time of completion is 3 Months.

Senior members, please confirm if it is for the same road, as the Distance 25.200 - 9.600 = 15.6 K.m. is matching with the length of road 15/16 Km. from Tigaon Road Bridge to Palla as was mentioned in below Bhaskar news dated 10/Apr/2013:
