URGENT Sholinganallur Elcot Lane apartments

Dear all,

Noticed the location at Elcot lane is pretty good and all apartments are mostly sold out.

Ceebros have also sold out all the apartments. However, i see online advertisements
showing availability for rental.

Can anyone advice,
1.) Is the rate of 5250 worth the location for investment
2.) Are there problems getting tenants in these apartments?


Anyone has anything information that might stop me from buying there?

Just got to know, BOP launching their first project. It's service apartments in sec-129.
They told me following :

- min unit - 530 sft. @5990 per sft.
- Pay half amount at start (about 16 L).
- They will do an agreement, that upon completion of 1 year; if customer want; BOP will buy back the unit @7050 per sft.

This means about 160 rs profit, about 36% profit...

What do you guys say ? The deal seems to be too good to be real ??

Escalation Clause in Ramprastha Primera

Hi Guys,

We need your help and advice...

We have received BBA for Ramprastha Primera project and there is one clause that is mentioned there called "escalation" clause which seems to be very dangerous. With this clause we may end up paying any unknown (surprise) amount at the time of actual delivery.

If you guys, have come across this clause, please send me you suggestions. I will really appreciate.

Park facing flat vs road facing arihant Arden

Guys I am about to book a 2 bhk flat in Arihant Arden. Builder has provided me with following 2 options:

1. Park facing 1065 sqf unit between 9th and 11th floor.
2. 24 mt Road facing comer flat with 1090 sqf between 3rd and 5th floor.*


* I am getting a bigger study room 10x8 in this option, where as in the 1st option it 8x8.

Please guide me with your opinion and pros and cons between these 2 options. This will help a lot of users who want to decide between park vs road facing options for an area like NE where the far is high. Thanks in advance.

Home loan clearance query

Hello,

I have taken a home loan of 18.5 lakhs. (ROI: 10.25%).

I am paying an EMI of apprx 18,600/month, since december 2012 and I am planning to clear up my
loan on/before January 2014.

Could anyone suggest how much amount I need to give to bank in order to clear up my full loan?

Want to use this thread for all of us to have constructive discussions on the current market situation and if its a good time to get a bargain deal.

Yes there is a lot of talk of the market going through a tough time but I personally don't think it's all lost or if we will see a huge correction. A slowdown is expected, yes but I don't think it will last long or we will see a big price correction like in 2008.

Guys,

I just needed some feedback on Divyasree 77 place. They still haven't got the BBMP approvals beyond the 4th floor. Plus it overlooks the Old Airport. They say the approvals will come in by Oct 31st.

However, the price will also go up by a few folds by then taking it way beyond the already inflated price they're quoting.

Should I wait for the BBMP approval? Has anyone else gone ahead and booked here?

Are there any hidden charges in a resale property purchase? Isn't it just decided only on the circle + whatever 'premium' the seller wants? My broker tells me that although parking is considered a part of the original cost, in terms of registry, I will have to pay extra. Can somebody shed some light on this?

Hi,
Need your advice/help on below.

My property is registered in Jan 2004, Mumbai and the original sale agreement has the registration and stamp duty receipt PAID with it. However there is NO INDEX II document attached with the agreement.

I found my property document scan online on http://igrmaharashtra.gov.in/default.aspx however there is NO INDEX II. If INDEX II was attached to the sale agreement , it should have been in the scanned image/page.
There is another link to download INDEX II on same site and it provides an HTML page of the same ( without any stamp or sign)
Does it mean that INDEX II was generated later for older properties and I need to just collect it from the registrar office?

The Housing Society also does not have the INDEX II copy for my flat.
Also there is no INDEX II for lot of flats in the housing society. They said that INDEX II was not provided then ( it has come in recent times after 2008).
Is it true that INDEX II was not provided in 2004 property transactions upon registration?
Also I don't understand, how did bank provide loan if there was NO INDEX II attached?

Basically I am not sure if INDEX II was not given at time of registration or is misplaced since beginning as it is not with myself, scanned image of government website and not with society either.
I went to a lawyer who indicated a huge amount ( in range of 50K ) to be given for getting the original INDEX II ( stamped and signed) . I cannot pay such huge amount. What is the amount to get INDEX II even if it is via under the table types?


I understand there are several points above but wanted to give all the details/context to avoid mail chain
Any feedback, valuable advice and help. will be much appreciated...
