[JUSTIFY]Banking professional Nikhil Kumar had been hunting for a house in and around Noida for over two years but everything seemed expensive. Like others, he had hoped that by holding off long enough, prices would drop and his dream home would be within reach. The slowdown in the real estate market did just that.

Kumar recently bought a two-bedroom house in Noida Extension, where prices have come down 8.3% to about Rs 3,300 per square foot from Rs 3,600 per sq. ft. in January 2014.[/JUSTIFY]

NCR Pollution - City and Area with Least pollution

There has been lot of news about Delhi region being the most polluted City in the World and Health effects of pollution on children.

I cant move out of NCR , but can relocate to a better area in NCR.

I wanted to start a thread to get IREF members view and suggestion :

1) Which is the Least polluted livable area in NRC ( Delhi , Gurgaon , Faridabd , Noida , Greater Noida)

Please mention the area and city ( pollution level may vary as per the area )

per my knowledge Greater noida seems to be least polluted . but very far to travel to Delhi.
how is Noida - greater noida expressway sector's closer to noida pollution level? (i read Noida's geographical location leads to more pollution trap in air).

Not able to find any authentic pollution data and information on Pollution level in NCR region.

Please advice the least polluted are in NCR , Please consider cities, geographical location , vehicular emission , Industry pollution and other factors.

I came across the Ajmera Stone Park project in Electronic City Phase 1. There are two phases. 1st phase is nearing completion and builder is planning to give possession by this year end. For phase 2, construction has recently started, possession would be 2016 end/2017.

Any feedback on this project?

I am looking for a 2/3 bhk with a budget of 60-70 lakhs (full white) in and around Gurgaon. My purpose would be 70% end use and 30% investment. My office location is sector 39 Unitech cyber park.
I have shortlisted the following 4 projects. Please suggest
  1. Ashiana Mulberry
  2. Supertech Azaliya
  3. Today Calidora
  4. Sare Green Parc 2
I am also confused as to which is a better location
  1. sohna
OR
  1. Sectors 89,68,92 of Gurgaon a
and the reason why should I go with anyone of the above.

Contest:
Write an article on anything current in real estate. A minimum of 300 words is expected, and we do not want to restrict your creativity , so there is no upper limit on the word count.
You can also choose from among the following topics, however these are just suggestions and you are free to choose anything under the sun, as long as it has a real estate component to it.

Here’s welcoming our newest section on the forum – Leaderboard!

If you've had time to check it out yet, you already know that it’s IREF’s ode to its members. You’ve been selflessly sharing your knowledge and that has already made you famous in your city circles, and even beyond. This Leaderboard is a testament to your contribution.

Our new users will especially benefit from the Leaderboard that will serve as their guiding light; who to look upto and follow? Where they might find answers to their queries; and the legacy ahead of them.

The Leaderboard has picked out 5 main categories viz. Members with highest no. of posts, Members with the best post, Members observing most influence over their peers, Members having started threads that refuse to die down, Members having initiated the most liked threads on IREF. Hello Guys,

I'm planning to buy 2BHK (817 sq ft) - Cozy homes , Anhalwadi Road ( Road which goes to manjiri) Wagholi. I'm looking purely for investment purpose. Builder is quoting rate of 3550 sq ft
Possesion by Dec 2015.

This project is by 'Cozy group'/Varad Associates. Havent heard much about this builder, hence little sceptical.
Cozy life is another upcoming project by same builder Keshanand Gaon, Wagholi Annex.

Kindly let me know your suggestions.
Also , how to verify that project got all the necessary approvals ? Builder says this project is approved by most of banks including SBI. Is there any way , we can find out Waholi Gram panchayat approved projects ?

Hello Everyone,

I own a flat and commercial shop in Krish City, Tapukara, Bhiwadi, and now the registry date is near. Can someone please confirm the Registration Percentage, and Stamp Duty percentage for the same ?
Builder has quoted me 6.5% (join between me and wife), and 7% (for self/male) - but this contradicts with the Govt Notification which states 5% !!
Can someone take a look at this and confirm before I speak to builder ?!

Gurgaon Projects Without Government Supplied Electricity

An RTM project is supposed to be one with all basic facilities in place which are expected in a residential society,. The occupancy certificate should, in practise, only be issued if the project has all these basic amenities like electricity, water and sewerage. However in Gurgaon RTM is a different concept all together. There is no clear picture so as to on what basis an OC is granted by HUDA or other state departments even when the project is not livable by any standards leave alone that of a millennium city. The dirty nexus of builders and these corrupt departments means that even after owning your own home, you are forced to pay exorbitant prices for electricity from DG.

Came across a FB Post from a society which has been living without electricity for 2 years.

This thread is an exercise to come up with a list of projects/societies in Gurgaon which have been granted OC, possession granted but still living on DG.
