Pune : Housing Society Where One Time Maintenance is Implemented

Hi,

Just want to know if there is any housing society in Pune where One Time Maintenance instead of Monthly Maintenance was taken by builder during/before possession and it has been working smoothly till date.


Need info about:
1. How big the society is? How many flats?
2. How much is occupancy rate? i.e. how many flats occupied (people staying)
3. How One time maintenance is/was calculated? per flat, standard rate regardless of flat size or rate per sqft ?
4. How many amenities are there in the society?
5. One Time maintenance / lumpsum was taken considering what period duration? 10 / 12 years?
6. Any problems / issues faced?


Looking for this info as we are thinking of implementing one time maintenance for our present housing society?

Saw hoardings all around Ashok Nagar about this new project that boasts of 2 BHK from 75 Lakhs!

Kocoon Versus Tourmaline by ATS, Gurgaon

Debating between these 2 projects.. Kocoon in resale with price tag of 5600 with 90% upfront payment. Tourmaline at 6500 with 36 months subvention. I went to the site last weekend. Kocoon structure is ready. Looks like, they will be able to deliver by end of next year 2016. Tourmaline completed till 15 floor and that to basic structure. Company claim 2.5 yrs however doesnt look possible. Looking at both as an end user. Few questions.
Any difference between these 2 projects?
Which one to go for based on location?
Normally DP plan is 87% of CLP. Diff between Kocoon and Tourmaline is coming almost the same. However Tourmaline is subvention?
Not very good at finance and finance related topics.. heard people calculate NPV/IRR to check which one is financially better DP vs Subvention. Would love to get some help here pls.
I am paying rent and would like to move to my own house ASAP after possession. Will expressway be connected with Delhi by end of 2016?
Appreciate your inputs in advance!!

I am planning to invest in residential plot of size 300 Sqr Yard, mostly towards Chilkur, Hyderabad. However, I am not a from Hyderabad so need an expert advise from you guys on below questions.

1. Is this is the right time for investment, considering sluggish real estate business.

2. Any trustworthy developers who are operating towards Chilkur.

3. How much is the average price per Sqr Yard in Chilkur.

4. If not Chilkur, which part of the city is more suitable for buying plot? (Plan to construct house after 5 Yrs from now)


At the end I am investing hard earned money , so any help on this is enormous.

Max heights infrastructure ltd has been delaying the delivery of Maxheights Metro View project for several years now. Every time you check with them, they say possession will be given in 2-3 months and then they keep delaying it.

Can you please let us know how can we sue this builder for 1000 crore rupees and in which court ?

Given the scarcity of land and good location, most builders are coming up with Rowhouse projects. This is a good alternative to expensive Villa's, and cramped apartments. However not sure if there are real benefits to go for townhouses. The layout is a bit cramped up

Gradually we are seeing the Central Suburbs of Mumbai becoming the preferred choice of residence as compared to the Western Suburbs .... Key reason being (a) less crowded and (b) ease of commute ...
You would have seen that in the last 3-4 years the price difference between Western Suburbs and Central Suburbs (which earlier was ~20%) has narrowed down significantly .... in fact some projects in Mulund today are priced even higher than some similar projects in Malad/Kandivali ...

This, coupled with the fact that there are not many large sized projects (in advanced stage of construction) in Goregaon - Borivaly belt as compared to the Kanjurmarg - Mulund belt ...

I have started thinking of buying a property - 2.5 / 3 BHK in the central suburbs ...

Kolkata : Queries Regarding Sanction Plan and Conversion

I have recently purchased a property from RNB industries limited Kolkata in Rajarhat. The developer has the development agreement, general power of attorney with the landowner. But, the tax paid towards the property is till 2012 and the land has no mutation. The land type was Shali(agricultural land). The builder has a sanction plan that has been approved but they said that they have lost the conversion certificate. I have the below questions:

1) Can a land be converted to bastu if there is no mutation of land?
2) Can a building be sanctioned with mutation of land ?

Need the your help in order to act early.

Indya Estates Skyview in Devanahalli, Bangalore : Issues

Hi All,

I am in big trouble and i would need your advice.
In June 2014 i bought a flat in Indya estate skyview in devanahalli Bangalore during launch offer.The cost of 1275 sq (3BHK) apartment is flat 40 lk inclusive of all.
I paid 2 lk as down payment during the launch as down payment. Now its been over a year time they had stopped the construction and till now they have not even completed the basement.
They say they have started the construction but i don't believe them.They are never reachable over phone so its been more than 2 years i have spoken to them or they called me.
Now do i keep mum and let my 2 lk sink and search for new apartment or wait till 2018 Dec for the apartment to get completed
