Dear all

This is to share with you my personal experience with property brokers cum Financier in Greater Noida .There are some deals which are taken up by Financier direct from seller by making some part permanent to them and getting a dummy agreement to sell sign between them.

These kinds of deals are generally made with some false and baseless promise by fancier to seller They will promise to sell there property after projecting to have lots of client with them.

So if a buyer reaches out to any Property dealer in Greater Noida alpha comerical belt.
This is place is the biggest property dealing market to actually ruin you. if you not careful enough.

As per my personal experience the guy (Shishr Jain ) from Shree Kunjbiharijipropmart Pvt , He was pain my ass . He talks more about his reputation which he does not have. This guy was very over smart and put you lots of pressure for payment and dates . I have agreed to pay all the black part in cash and white part with cheque. I agreed with most of terms and conditions set by him to get the deal . I was asking him for party meeting which he denied. He said I will get agreement to sell signed from seller. I have denied this and wanted the seller to sign in front of me, if he has no issues in selling his property. This was the biggest twist which changes the whole deal. There were some other brokers also involve. After going half the way I have to cancel the Deal .With a sense of further trouble .

I have made initial payment of 1 Lac as Cash . The he stated talking of forfeit 1 Lac because I did not meet the dates. I am now struggling to get my money back. This was initial token amount and no agreement to sell was signed.

Shree Kunjbiharijipropmart Pvt Is the big property brokers firm which does most of the deals in that Greater Noida area. This company then give the list to small brokers which take 1% only . But all the small dealer go by rules formed by such Bigger brokers. This leads to more trouble for a genuine buyer and get in Trap and trouble.

Financier Deals troubles in Greater Noida Authority allotted Built up house /Plots

1. Once you have seen the property and ready to finalize it .They will bring discuss black part and White party. All the black party is made in cash. This is the biggest pain area to make you mad in this process.

2. If you are finally agree to purchase the deal ,beware that the cost of the property will be high and there might be 2-3 brokers involvement. All the broker have link to Big Financier and they will sell their property in Greater Noida alpha comerical belt.

3 They will force you to make initial token amount though Cash with a promise of return .
But if you do not agree with them at any stage all the token amount will get forfeit .Which might not be agreed . Avoid Cash in initially stage.

4. One of the very important step is meeting with party and get to know him. They will avoid you in meeting the seller .so that you are not able to discuss the rate with him . Please do not go with any deals without knowing the seller. If you give 10 % as cash and at any stage you made a mistake whole amount will be lost. Also these guys will create such a environment that you will get fed up and want to come out.


5. If you are signing a agreement to sell make sure the seller is present in front of you .Do not rely on getting it sign by them and taking the money from you. If the signature may not match with registry .

6. Also the Black part payment should be given at time of registry .because there might be chances or Scenario where seller might back out due to payment issues with his broker and hung you. He will avoid signing the registry.
