I am new to these forums.
I have one Vatika Primrose floor (85% paid) and about to get possession in next 4-5 months. They are planning it near diwali or before christmas.
I booked it in 2009 so I have nearly 30L premium. I don't want to stay there as of now and don't want to pay 3-4 L towards registration and stamp duty etc.
I had plan to upgrade it since long time but was confused, now I have decided that I will sell this one and buy a 3 BHK in Bestech Ananda or Emaar PG.
I am looking this for end purpose and want to settle down in which ever unit I buy.
The BSP price in both of these are nearly same however gross cost of Emaar is more by 8-9 Lacs due to bigger area.
I did some home work and tried to compare these two projects. Loading is higher in Emaar and they have managed to put lot of things in same area. Do we really need utility/servant room by cutting bedroom areas ????
I liked the construction quality and other feedback about Ananda but Emaar has very good location.
very confused between these two. Want to know the expert advice from experts here.
Also what could be best rate to buy in.. There are market offers varying from 5K to 5.5 K for PG. For bestech - it is nearly same.. 5.2~5.4.
Also want to know about how to figure out or find out distress sale (specially from NRIs), Is there any update email or some particular brokers I can consult.
