I feel , end use buyers can get good house at cheap rates for as low as 30 lacs also in this municpality area ... road access is fantastic ... still price rise is slow in this region .. so end users have good chance to own a home here ...land rate too is normal here .. and kundratur also is cheap rate
compared to porur .. rate here is half of it

Just creating this thread to discuss anything that would be related to investing in plots.

For example,
1) What factors do you consider when narrowing down on a location?
2) What are the common broker tactics? your negotiation tips ?

I hope we can learn from each other by discussing our strategies and experiences.

My strategy is,

Crossings Has No Single Green Space: Violation of Authority Norms

Another breaking News: Crossings Republik, Ghaziabad the self claimed 'World Class City" residents doesnt have a single green space for thier use. The builders showed the green glossy brochures in 2007, but in reality the CR is suffering from suffocation, as of today due to less occupancy its fine, but soon when occupancy will improve, the hue cry will happen for green space.

The builders are builders, they did a big time cheating with innocent buyers, and to sell up thier stuff surrounded by poor genrty and villages 'a small nine whole golf course' is given to CR. However the golf course is further reduced to six wholes due to litigation issues.

The residents now cannot access so called Green Space 'the Golf Course" for free. One has to shed couple of lacs to access the golf course and green space.

Citizens should raise voice against this cheating done by builders with them, instead of giving a 'green space' in 360 acres of cramped clusters of societies in CR, builder made it as Golf Course and put additional charges like PLC for golf course and above all Golf Course Membership chragres.

In nut shell CR residents left over with no option of claiming thier Green Space. Its a question mark on authoirty as well, how they can allow such activites to happen. Citizen rights are not protected

CR already facing severe issues like Dumping ground, Sewerage Waste management Plant, STP, Connectivity etc, now this is another addition, no green space. CROMA should raise this issue to court.

Pictures are attached " CR doesnt have enough space to breath'

Wastage of water during IPL matches was brought out nicely in this article by Arindham Choudary.
Excerpts from the article in 2010.
In the middle of this huge water crisis, one after the other IPL matches were held in Mumbai. And the last two – it is even suspected – were shifted in a schemed manner. What should have left many Mumbaikars fuming – had they had the real knowledge – is that at a time when Mumbai is a parched desert, each IPL match is estimated to have consumed a whopping 2 lakh litres of water for ground preparation, maintenance and other services! But planning, doing things logically is something that we never did – especially around the IPL.
http://arindamchaudhuri..in/2010/05/...ecedented.html
Now re run to the present matches of IPL:22.5 Lakhs of water down the drain to maintain the outfield and pitch. For 45 days 6-7 tankers, each carrying 10000 liters of water were used.
Link:22.5lakh litres water down the IPL drain
What does this say about the priorities of our cricket bosses and administrative leaders? Cant they ban IPL for time being till drought is over?
Are they so insensitive to the suffering of villagers.

Pls suggest best options for plot on NH8 (close to Jaipur) under 8 lakhs

Hi everyone!

I'm new to the forum and I joined with the hope of getting some advise from seasoned investors & experts.

I'm looking to buy a residential plot on the Jaipur-Ajmer highway, ideally around 200 sq yards, for my own use after 7 years. Since this is not for investment purpose, my main concern is that the area should have good habitation by that time. Of course, the closer the plot is to Jaipur the better, but my maximum budget is 8 lakhs.

With my own research I'm leaning towards the Indicity project but I would love to get feedback from you guys on this township and also if there's any better option available.

Thanks in advance :)

PS - sorry for starting a fresh thread but I really need advise particular to my situation & did not get any response on the old thread

Why my manager is always stupid

I am quite sure that this post will certainly draw some interest, unlike my previous posts. My apologies to all THE MANAGERS, who would find the title of this post a bit insulting. However, if you have spare 10-15 minutes, please read on and I request you to please share your comments as well. For all those who are reporting to their respective managers, the topic would be of great interest, but there lies a flip side to all your thoughts and actions towards the manager. I just hope that irrespective of your role you enjoy this post.

It turns out to be the easiest and meatiest of topics for me to pen and pin down the insane, wily, scornful, dumb creature. Thousands of thoughts (though definitely de-meaning to my manager) come rushing to my mind. Alas, I am a human being and have the canny trait of cursing, criticizing and looking down-upon anything or anybody which does not suit my taste, my style, my thought-process and many-a-times my existence itself. Always and always my SIXTH SENSE points to something sinister about this UGLY MONSTER who is incapable, inefficient, dumbest of all but is smart enough to tame MEEEE, and scornfully. DISGUSTING. At the very beginning of the day (mind you, not at the end), I hate him to the core, want every bit of him to be decimated and finally unshackle myself from all his beliefs and perceptions that he has towards ME. Gosh, I feel like getting out of this stinking place which seems to be doomed just by the presence of this heartless and brainless human being. I pray earnestly every day, every hour and every minute "Oh Lord, please forgive me of all the sins which I did (intentionally) in my previous life and provide me with some succour from this bull-shit piece of flesh. All of a sudden I find my prayers are answered and dream comes true. Does that sound like GREAT ESCAPE. Momentarily yes. BUT HEY. I am trapped again. I find myself under a similar boss (in my new job) who unfortunately possesses more or less the same qualities as described above.

Can 90 lacs get me a 2BHK?

My friend is looking to buy a ready possession 2BHK on the central or harbour line with a budget of 90 lacs (all inclusive). He is ok with a plain vanilla building with no amenities. FIrst preference is for something that is within Mumbai limits before he starts looking at Thane or Navi Mumbai.

Is there any hope for him?

DLF Park Place vs South Close Pent House

$

Hi Folks
I need to buy RTM property, 4 BHK. Getting Park Place at about 13K, 2700 square feet. I also saw Pent house in Unitech close at about Rs. 7500 psqft, 4400 sqft areas so more or less, including price for interior I am touching about the same total budget. Although two different locations - One in heart of GC road vs other in heart of GCX, different builder - DLF vs Unitech, would need your advise. PP specifications, room sizes siffices my purpose however considering very good rate and huge spacious penthouse in Close, I may not mind that as well. Nor sure appreciations prospect from park Place since rate is already 13K.
