Island city tenants to hit streets if rents are hiked

Tenants' associations in the island city on Thursday gave a 15-day ultimatum to the state government to withdraw its proposal to allow landlords to charge rents at market rates. The BJP-led government's move is politically explosive as it will affect at least five lakh people. Several party leaders have voiced their opposition and have accused some bureaucrats of pushing the proposal behind their backs. The tenants are protected under the Rent Control Act. Landlords say the result is that they hardly get any money to maintain their properties. Tenants say if a new law comes in, it will force thousands of families to shift their residences and businesses. “If the government fails to withdraw the draft proposal, we will come out on the streets to fight against the move,“ said a tenant at a meeting of residents and traders on Thursday . Leaders cutting across party lines, such as the BJP's Raj Purohit, the Congress's Amin Patel and independent corporator Makrand Narvekar attended the meeting.The government has proposed an amendment to the Rent Control Act that will eventually deprive all commercial establish ments occupying more than 46.5 sq m of the existing rental protection. For residential tenants, the area is 80 sq m. This, tenants and experts say , would increase rents 300-500 times. “The fear is that once the amendment is made, even those occupying premises of area less than 46.5 and 80 sq m will eventually be deprived of their protection as then such discrimination based on area may not stand in a court of law,“ said town planning expert Chandrashekhar Prabhu. The amendment allows only those in the LIG, MIG and EWS categories to enjoy rental protection. Prabhu said it will also result in inflation: not only affected tenants in Mumbai, but also others would have to pay more, since high rent-paying traders will increase the cost of goods and food items

Hi All!

I am looking for Villas in and around Whitefield. Whats your opinion about Daiwik, Sparsh. Btw do you guys have any better suggestion ?. I am sure lot of experts in here please do share your opinion that will help me a lot in taking a decision. Please note 90L is too much for me to strech but still don't want to keep delaying and ultimately ending up watching prices going up. Any plots available around that area which is of a affordable price will also help...

Hello Fellow IREfians :)

we(3 friends) are looking to buy 3 decent 2bhk mostly ready to move or near completion (ready to move by end of 2015 ). Prefered location we've been scouting for is keshav nagar - for reasons which i'm sure atleast.


Been to the site of Atlantica east.
Pros:

1. liked design and found the flats to be spacious.
2. rate psqft is pretty decent - 4800 was quoted - got it down to 4300 (offcourse will negotiate even more :) )
3. outer passages is really spacious.

cons:

1. biggest issue is i'm not sure about the builder's reliability - never heard about them.
2. looking at the current development, it doesnt appear they can even remotely give possession at end of the year (only plaster is done in both buildings)
3. road to approach is a pain.

can you suggest your views on this project and/or suggest something on the similar budget lines in keshav nagar.

Note that one project in Manjari(greenwoods, ready to move) is also which we liked, but only trade off would be the location.

J P Nagar 8th Phase - Mahaveer Meridian feedback required

Hi Ppl,


I am looking to invest in Mahaveer Meridian, current price is 3800/- . The 8th Phase is going to be happening place in next couple of years with big brands and all the hustle bustle nearby in about 3 KM range.


Wanted your opinion whether it is a good buy at this rate and please provide me feedback on the builder. Any other property in this range which I can look at in the same vicinity.


New constructed property in that area is currently quoted at 5500 - 6000. So post construction even if there is no rise in market vale from 5500-6000 range the average yield is in range of 10-15 percent.


I am a non-banglorean and wanting to buy in Bangalore as I have some funds availability in next couple of months. btw, I have never been to Bangalore and a fried who is also interested in the project has checked it out for me.

Guys,

I had thought of buying 3BHK in and around Thiruvanmiyur, Chennai and saw Sri Sai Subodaya Apartment in ECR(just opposite to RTO, Thiruvanmiyur and has Reliance Foot print showroom).. The apartment seems to be nice, with few renovations going on.. Facilities such as water, car parking, security are good and is in prime location..

Just wanted to know if someone knows more about this apartment..

Cost - approx 6K (prelaunch)
total cost for 2BHK approx 82-87L
Possession 2 Years :P

Considering Kalpataru Good Brand and Good Quality (comparatively)

should I trust them in Prelaunch which is going to start next month?
