Why Under Construction Flats are SUICIDE ?
Dear Friends,
Lakhs of property buyers across the country who have bought their Under Construction homes after 2006-07 period are suffering enormously because of corrupt Babu, Neta, Builder nexus .... Its like we all have committed financial suicide .. Most of us have deployed our life time of savings(after paying taxes) or committed 20 years of future income to acquire our nests ... all to be cheated in the hands of Babu-Neta-builder nexus... All those who are looking to buy their home nest needs to ponder over these facts ...
1) Land for housing can not be acquired without political patronage ... huge money goes into the coffers of Political Netas ... Hence there are no honest builders/developers/companies ... All are corrupt.
2) Builders get into one-sided agreements with buyers ... they charge 18% penalty for delay from buyers ... but they pay only 1-2% of penalty (e.g. Rs 5 psf per month) -- literally no cost of money to builder ... they divert their money to other projects/businesses while construction lingers-on for years without completion ...They don't care ... because help-less buyer is paying the EMIs - Builder passes all his risk to hundreds/buyers bakras ... Delay can go on into years ...
3) These greedy builders .... resorts to all kind of fraud to screw help-less buyers further ... by changing layouts of projects - adding new towers- new floors etc after launch ...
4) At time of possession they increase super of area of flats and loot you further ...
5) Misery does not stop even after possession ... Builder continues to suck your blood in terms of exorbitant maintenance costs ...
6) Buying a Under Construction house is an entrapment to loot your life long savings/future incomes .... These flats are marketed at Basic sale price .... Other extra charges (25% of total costs at the time of booking) never discussed ... Then you have to pay cost of delay as well .. which 14-15% annually if you have taken loan ... flats are fold on super area (not on covered area) which has generally 30% loading (add 30% to your flat costs) and further increased at the time of possession ... Suppose you have booked your flat at Rs 3000 BSP at the time of booked ... by the time it is delivered to you ... It actually costs you Rs 6000 psf ... double the login BSP ... No to mention all the financial strain/stress that you have to carry ..
Why is this happening ? Why can't we get justice in courts etc .....
Some people say that there is no law in India which regulates real estate .... Fine if NDA government passes real estate regulatory bill in next 6 months ... will the misery of buyers going to end ?
My answer to those people is that we have Nirbhaya Rape case incident in South Delhi ... What happened here ? Govt passed stringent law afters years of debate... This particular rape case fast tracked ... accused got death sentence in Session court .... Now its stuck in High Court then it will go to Supreme court ... then it will go the President ... then there will be mercy petitions .... after 20 years these guys will be hanged ? Justice delivered ?
What about other lakhs of rape cases through out the country ?
Our Justice system is broken ... Politicians does not want it to function properly ... they have hijacked all it powers .... they run kangaroo courts to deliver alternative justice ...
Imagine if sessions courts/high courts/supreme delivered justice in One year each ... I don't think we would be aware of even Lalu and Jayalalitha ....
So to cut the story short - no matter which law is passed in India ... Real estate mess will continue to rule supreme .....
So Whats the solution ?
My answer is the the AWARENESS among masses/buyers ...
1) STAY AWAY FROM UNDER CONTRUCTION PROPERTY and Control your GREED ... Asset prices at have risen more than incomes of most of us . real estate is not get rich quick field anymore ... If some one is coming out with schemes where-in you pay 10% at the booking and rest at possession then builder greed is looking to usurp your 10% ... while you are thinking of windfall gains at the time of possession .... Which never going to come ....:bab (59):
2) BUY ONLY RTM property - even if its smaller in size .... In developed countries there is no concept of pre-launch/new launch/under construction properties .... builders only sell RTM properties ... its only in India that this bull-s*it is going on ....

Means 25 Flats of 1000 sq 2 BHKs (typically)
Consider in some moderate town where Land cost is 15000 Rs per Sq Yards and flats cost 2000 Rs per sq Feet.
Land Cost 15000 X 600 yards = 90Lakhs
Construction cost is 900Rs per sq Feet = 800 Rs X 25000 Sq Feet = 2 Cr

Sale Price 2000 Rs X 25000 sq Feet = 5 Cr
Profit = 2.1 Cr
Span of construction is 18 months
So if some one have Land Cost + Construction cost = 0.9 + 2 Cr =2.9 Cr, he can make 1.9 Cr profit.
Among us No one is that much rich J.
So Builder make Joint Venture with Land owner.
Land owner will get 40% of construction area as compensation for his land (as a sleeping partner)
So Bulder have 20 Lakhs and land owner have nothing other than land.
So profit for Land owner after deducting the land cost = 2 Cr 0.9 Cr = 1.1 Cr
For Builder 1.9 Cr 1.1 Cr = 0.8 Cr with 0.2 Cr Investment.

Shipra SkyCity fraud_No construction _No money back
Hi Senior members,
I invested in this scheme long back now in hope of a good return but these guys were not even able to get the project started. I asked them to give my money back which was like 6 months ago and yet they have not done anything in that case as well.
Now I am not quite sure what to do? Please help me in this matter. If there are other guys with same issue Please get in touch with me and we can think of something to sort this out.
