L Zone, Greater Noida : Suggestions for 3 BHK in 70L

Hi,

I wish to purchase a 3 BHK apartment, max budget is 60 L. Can stretch up to 70 L.

I am totally unaware of the Noida, GNOIDA area. However, I have zeroed on RG Luxury Sec 16 B of GNOIDA through a dealer. He said its going to be very near to the upcoming Metro.

Another option I am thinking is L-Zone.

Well, I can wait for 2-3 years. All I want is a decent house, at a livable location, should be able to sell (if needed).

Please suggest any good projects, locations if you have in mind. Pls. also give feedback on RG Luxury.

Gurgaon - Procedure for Transfer of Fully Paid, Under Construction Property

I request for your help in clarification on the transfer of fully paid, under construction society flat.


The under construction new society flat in Gurgaon I purchased in 2011 was fully paid by the original allottee. The builder argued that being fully paid property, the Builder-Buyer Agreement can only be transferred if you buy an additional parking space. This is to create 5% under paid condition, which is mandatory to transfer agreement in your name. That means only flats where the payment made is at or below 95%, can be transferred on the agreement.


I have gone through the Transfer of Property Act, 1882 but did not find and 95% condition. Can you please confirm if such condition really exists and if yes, it would be really helpful if you could share the exact para or location etc.

This is expected to improve quality of life in rural India and to correct the development imbalances, aiming in the process, to reach out to most disadvantaged sections of the society. Under improving quality of life, come good homes, hence this step will help out in many ways,” added minister Bhagat.
“We are glad to announce that we are launching a housing scheme in Nashik, where we will be providing affordable homes to all those who seek,” said Anand Khattar, Director, Sarvppratham Developers at the press conference.
Sarvppratham Developers acknowledges the issue of an enormous shortage of basic housing in India. The company came into existence with this problem in mind. Moving along the lines of the vision of the central Government of India to provide ‘Housing to all by 2022’ in India, Sarvppratham Developers aspires to align one’s vision close to this.
The homes are starting from a range of Rs. 9 lakhs and the site is located at Gonde, Nashik on the NH 3. Anandvan is scheme of over 800 flats with the first phase having a total of 274 flats comprising of 1RK, 1BHK and 2BHK.

Gillco Parkhills, Sector 126, Mohali

Can you chime in and throw some light on the recently launched Gillco Parkhills project which is right on the Airport road in sector 126? The layouts are good and they are throwing in a lot of additional stuff (like woodwork, modular kitchen, ACs, fall ceiling, 1 free parking).

Is Gillco a reliable builder and can they deliver this one on time? They are quoting a BSP of 3850 with a discount of 200 psft so it comes down to 3650.

Has anyone booked with them yet?
Any information is highly appreciated.

I Bought a flat in this society and its been more than 6 months i got possession.Builder is prakash mehta and seems like he is one of the worst builders this city has every seen.He has totally messed up the construction site and has destroyed the purpose of living at this location.For sure it is one of the unhealthy places to survive with so much of garbage and lots of labors wondering in and out of completed buildings for no reasons.Builder is wondering abroad and has still not provided proper documentation as well for the same.There is a common parking which needs to be shared by 4 buildings.Entrance to the buildings are as good as haunted entrance.Lift is there but stopped as builder has not yet aquired licence for the same.Living in swaraj complex has become an nightmare.quality of construction is pathetic as walls are cracked in less than a year.We are hearing now that these buildings are disputed as well.Desperately looking to sell off the flat and get away from this place.
