Investment in chandivali/powai area

Hello,

I am looking for a property in Chandivali/Powai/Andheri(east) to move in on immediate basis. We are looking for something which will give good appreciation in years to come.
I know that under construction is the best bet from an investment point of view but I am currently living on a rented apartment and cant afford EMI and rent together.

Can property experts from chandivali/powai/andheri(east) area please suggest building names which we can consider which will give good returns in future.

our budget is 2cr all inclusive. Cant stretch anything more than this.

Please help!!!! WE ARE VERY CONFUSED

Should I buy a plot in group and construct own apartment in Pune?

Dear all

I am a working professional. Considering the current real estate prices, We are thinking to buy land & build a house/flat for ourselves & others.

Where this idea came from?
(All details below are guesses & half facts, so pls correct me where ever i m wrong)

My dad said that why dont you friends:
-form a society
-invest some money of your own
-Take loans from bank for NA land & construction
-Banks give 10X loans to society on low interest rates
-We have a friend among our group who is a civil engineer & is working with a builder as Site supervisor. He has aspirations to become a builder & build an apartment. He has an overall knowledge of building an apartment from start to end(as he has handled many projects for his employer) but he does not have enough finances to start his own venture
-We friends decided he will invest his share & make the building for all of us with some fixed profit of his own
-We can construct some extra flats, get profits & reduce our loans
-This will help us to get our dream home in affordable prices.
-The idea of our apartment is a stand alone building with parking & small Lawn & Club(In future)

We are considering Balewadi Area to buy land & construct. We are around 6 People including builder friend ready to invest 5-10 Lacs/person

Now i request all you seniors in the group to pls help me out. I searched net, i didnt find anything.Pls help me & tell me:

A. IS THE ABOVE IDEA FEASIBLE ?

B. What are the possible roadblocks, Risks, legal & financial complications?

C. How to get a loan to buy a site and build an apartment for whole group & sale to outside buyers?

D. Should I go ahead with this idea of Project ??? I know we all will be taking a risk.

Surname missing in Sale Deed in Comparison with RTC. Need advice.

Hi All,

Its great to find this forum for Real estate related doubts/questions. I have zeroed on a vacant plot in Bangalore. Its an individual plot and doesn't come under any layout. The question I have is, the Sale deed is missing the Surname 'Reddy' from the original seller when compared that with the RTC (Pahani) extract . The RTC extract reflects the name as "A. dash Reddy", but the Sale deed is reflecting only "A. dash". The seller whom I am buying from has bought this property via a GPA holder in 1982 and all the documents related to this property has only the name visible as "A. dash" without the surname. Now, bank has noted that point and non-comittal about whether to provide loan on that or not. But, the Survey number etc., is matching exactly fine and its just a lazyness or the document writer at that time, he might have missed adding 'Reddy' in Sale deed. Please advice, if I can go ahead with the purchase or not.

Looking for answers on some CGHS specific questions as don't have idea on laws specific to HUDA CGHS:

- What is the maximum number of years given to CGHS to build and handover?
- If the above doesn't happen then what is the impact?
- Members who are not paying against their flat plan, what legal action can be taken as some has communicated that members can't be terminated in CGHS setup?


Any help on above will be appreciated.

Gentlemen

I am helping out a Friend to pick up a plot for End use.

I am gathering all possible info to help him out..so he can spend his hard earned money in best possible way

I always say....people with Budget have to compromise somewhere or other

This is no exception....He will take a Loan and is service class

He had some interest in Vaastu for pure religious reasons....but majority NE plots are exceeding his budget.....so he is now exploring the route of "More Practical approach to selecting Direction" Facing of plot


Considering any Plot sector...which has NO HIGH RISES AROUND....which means...NO SHADOW SECTOR from other Taller buildings and ONLY HAVING SHADOW EFFECT OF Plots (3 floor max,) around

Also consider that Usually MIG plots are 3 side surrounded by Other Plots / Houses

This is the Opinion i am seeking for following requirement....Specifically for NCR Region
(8 months sun and 4 months winter)

1. Plot is having 3 floor houses on 3 sides and the plot too will have 3 floor high House so Sun direction is only imporatnt on face and back of house...as on sides...there are walls of other houses
Face has no obstruction / house...for at least 80 feet
Back has 12 feet- 15 feet gap between the 3 floor house at back

2. No high rise around

3. Bedrooms, Living rooms and Balconies will be in front face of house
- which should get approc 2-3 Hrs Sun daily irrespective of timing..in Winters

4. Toilets, Kitchen, Store, Utility balcony will be in BACK Side of Plot (having another 3 storied building just 12 feet away
- Idea is to get MAXIMUM Sun light during winters in the BACK side in Winters
Pls note that there is 12-15 feet in between another 3 story building...so shadow sector will b there

5. I am specifically talking about winters...as in summers...its usually Winter sun + extra
in terms of footage and duration


This is basically the Requirement of my friend.....The TERRACE OF COURSE will get Sun throught the Day.....but the idea is to EXPOSE THE MOST DAMP, PRONE OF INFECTION, CLOTHES DRYING AREA ....TO MAXIMUM SUN in winters....and obviously it willl be in summers too

Pls donot give opinion based on resale value, demand, vaastu, etc etc etc.....as this chap is tight on budget and honestly cant afford a NE plot in the sector of his choice....so he wants to look at other directions rater than going for a NE plot in a sector which he doesnt like so much.....

I HAVE NO CLUE ABOUT ALL THIS MUMBO JUMBO.....SO AM SEEKING ADVICE FROM MANY MEMBERS HERE.....Kindly give input.....i guess architects, interior decorators could give a very good idea....

Showstopper Theory of Real Estate - Applied to Noida

Let's assess UC, close-to-RTM, or newly-RTM projects (ones that appeared post the 2005-10 batch of Sector-93 & Sector-50 projects) within the Noida region in 2015.

We will use a "process of elimination" focusing only on reasonably obvious 'showstoppers' using public and insider information viz.
  1. Thinly-veiled political builder e.g. eliminates Paras, Purvanchal, Carnoustie (World One), SDS (NRI Residency), & Shubhkamna projects
  2. Public limited builders with severe solvency &/or cash-flow issues e.g. eliminates BPTP, Jaypee, Parsvnath, Omaxe, & Unitech projects
  3. Business overstretch of private limited builders e.g. eliminates Assotech, Antriksh, 3C, Supertech, Logix, Ajnara, Paramount, Gaur, Gardenia, Prateek, Today Homes, Sethi, Mahagun, Wave, Bhasin, Sikka, Exotica, & Amrapali projects
  4. Internal splits within private limited builders e.g. eliminates Lotus Greens (split from 3C), TGB (split from ATS), Assotech, & Antriksh projects
  5. First-timers or small-time builders e.g. eliminates Migsun, Ace, Brys, Unnati, Urbtech, & Akriti projects
  6. Title or land disputes e.g. eliminates Sector 107 projects (Sunworld, Sharanam etc.)
  7. Regions or sectors with significant congestion e.g. eliminates Sector-168/137/14x & Sector-7x/11X (Helios etc.) projects

This leaves only two builders with projects worth considering viz. Stellar & Gulshan. However, neither have any un-eliminated Noida project due to point#7.

One could arguably also put ATS in this shortlist given that the other builders in point#4 (Assotech, Antriksh, & 3C) also appear in point#3 (overstretched builder list) making ATS the "least worst" option.

Moral of the story: Don't buy in Noida. Live on rent in the best possible sector you can afford and let your landlord deal with the builder & UP sarkar. Save your Megacity-earned money and buy land in your hometown or town nearest your ancestral village.

Sub-moral of the story: If you've bought in OH, please learn to live with the internal congestion in OH and thank God you have the "least worst" new project in Noida out of hundreds of projects and lakhs of flats.

PS: Hindsight is always 20:20... :-)
PPS: If you don't like this methodology, feel free to create a different one and share on IREF... :-)

TNHB Flats in Thiruvanmiyur in Resale, Chennai

Hi friends , Im planning to get an 20 year old TNHB flat in thiruvanmiyur. Sqft price is around 7000. Building can be used for next 5-8 yrs. Rent will fetch u around 15k. My concerns are

> Can a TNHB apartment renovated by private builders
> If so what are the regulations that apply since its near beach . Now its a S + 3 structure. Can the number of floors be increased .
> Is the price reasonable ?
