Can Property Sale Deed be Printed and Executed on Plain Paper?

I have purchased a flat from a builder in bangalore and the property sale deed was printed and executed on plain paper. Normally I have seen sale deeds being printed on a Rs.2/- document sheet. The sale deed was registered at the sub-registrar office by paying the requisite stamp duty.

Will the sale deed printed on plain paper considered to be valid as a legal document and whether the transfer of ownership happen in this case?

Is there no requirement that the sale deed should be printed on a Rs.2/- document sheet?

Has there been a change in process and is plain paper the only way to create sale deeds?

I have booked a two BHK apartment in Convicity by Bloomsbury Infrastructure. The site is located just behind the Infosys IT park proposed land and around 3 KM from the Uniworld City. This is around 700/800 metres from the 6 lane and just outside the Action Area 3.
Will this be a good investment. I need to opt for a loan though.

The Unique Identification Authority of India (UIDAI) is a central government agency of India. It is attached to the erstwhile Planning Commission of India, now NITI Aayog. Its objective is to collect the biometricand demographic data of residents to issue a 12-digit unique identify number called Aadhaar to each resident.It is considered the world's largest national identification number project.
As of June 2015, the legislation to back UIDAI is still pending in the Parliament of India.[7] On 23 September 2013, the Supreme Court of India issued an interim order saying that "no person should suffer for not getting Aadhaar" as the government cannot deny a service to a resident if s/he does not possess Aadhaar, as it is voluntary and not mandatory.[8] Some civil liberty groups, like Citizens Forum for Civil Liberties and Indian Social Action Forum (INSAF), have opposed the project on privacy concerns.[9][10][11]
With the government saving up to 14-15 per cent in direct benefit transfers of subsidies on LPG to the beneficiaries through Aadhaar, Prime Minister Narendra Modi, recently in a review of the progress of UID project and DBT scheme, has asked authorities to accelerate the delivery of benefits and expand the applications of the Aadhaar (UID) platform. He also asked to examine the possibility of incentivising States through a one-time sharing of a portion of the savings, as a result of successful implementation of DBT schemes.[12]
As of June 2015, 87.2 crore (872 million) have been enrolled in the project and 32.8 crore (328 million) are yet to be enrolled.

i have four flats in yamuna expressway 22 d but i went to the site and on vigrous searching for 4 hours , i finally found the site inside a village and i found out that construction of tower of our scheme bhs 3 has not started and there was a issue with the farmers.The authority has taken the allotment amount of 368500 and shortly next installment in due in august 15,what should i do ? can anyone suggest?

i have a commercial plot in shouryapuram but the builder had stalled the project long back and now he is not giving positive sign of building the commercial block. Recently the residential plot owners collectively had gone to court and they had finally had the decision in their favour and got their registered agreement for sale and the court had started a penalty of 10,000/- per month from the builder from dec onwards . we should also make a group

Hi Guys,

I am new to this forum and would like to know your advice on a few things.

1. How much would be the current price for a 3 bhk (250 sqyd) 1st floor builder apartment in sector 16 be right now?

2. How to go about finding genuine buyers? I don't wanna get involved with brokers.

3. Is the pricing expected to rise in the next couple of years or will it remain the same?

I love the present lot of Buyers specially the "Educated Types...a.k.a Padhee Likhee Junta" in Big cities employed by Big International companies all over Metro cities of India

Builders are Having a Gala time exploiting them, and now have devised a way to Fool this Educated Class....Buy Property Online....Flash Sales of Flats !!!!!!

This New crop of Buyers are a Boon to Builders and Brokers who now only have to invest a bit more in marketing and employing some Nerds from the IT world to make presentations for them and Put it on Online Sale Websites.

The Padhee Likhee Junta who is the most exploited lot in India...coughing up 30% of their income on Taxes and not gaining a single thing from govt, being Misused by their Employers with No regulations to keep a tap on their working hours, Conditions, etc etc.....On a Hire and Fire job....and Lured by everyone around them to spend whatever little they manage to save.

They "Consider" themselves "Future Rich" and Donot want to be associated with "Middle Average / Class".....Holding an iPhone, eating in a fancy restaurant, visiting a club, wearing a expensive tie, makes them feel "Rich" or "Upper Class".....This makes them a Classic Target for Sales and marketing teams who want to make them DREAM

And Now the Builders and Brokers have Resorted to Ways which SEEM ATTRACTIVE to such class.

This class of buyers MAY NOT have "Cash down money"....but are eligible for BANK LOANS

This is enough for Builder and Broker..as he is interested in sales and money...not the source

Banks rely heavily on such class...and love to offer them loan as soon as possible...


This is an interesting phase for developers....who have now started CASHING IN on the "ABSOLUTELY NONSENSE AND BAD HABITS" of this class of buyers....
They are cashing in on the "LAZY ATTITUDE AND EGO ISSUES" of such buyers.

And boy its making them rich......

I was talking to a Employee in a Big Builder company in NCR...who has a poor reputation but is MANAGING GOOD SALES.....as he has resorted to these new measures...which is the brainchild of his children

Other Builders will follow soon......In a BIGGER WAY as never seen before

Bribing and Influencing the Bosses in many MNCs to Indirectly promote a Builder or his product to his Hundreds of Employees

Targetting the Married Women Employees of Offices to influence their husbands for certain projects or even take loans on their names !!!!!!!


Working Women in my opinion are the MOST Vulnerable Target and they are on priority List of many builders and Brokers.

They work...earn money...and are eligible for loans...AND ON TOP OF THAT

Majority Lack Proper Knowledge about Real Estate and Can be MORE easily influenced by Gimmicks....In short...its easier for a marketing guy to make a woman Dream...than compare to a Man...

This is the Buzzword in Ad world.....to target this category of woman.

And due to Non existing Labour Laws in India....the service class is Misused by their employers ....tight schedules, extra working hours. lots of pressure...MEANING LESS TIME FOR OTHER THINGS

This makes Buying Things ONLINE convenient for them....AND BUILDERS HAVE REALISED THIS.......And now are preparin themsleves to come with all Guns Blazing


BE CAREFUL......BE VERY CAREFUL


And If you are the D.I.N.K Types (Double Income No Kids) newly married Both working couples...eligible for lakhs of loan....then be EXTRA CAREFUL....as You come in the category of PRIME TARGET for Many Builders......

They are making BIG plans to Lure you........

Hi Everyone,

I'm looking to buy a holiday home in North India and had looked at a few places in HP and Uttarakhand. I have shortlisted Laxis Valley in Kosi because it's turning out to be really cheap and the view is really great from the property and it is not as commercial as some of the places in Himachal like shimla and solan etc..

However, I wanted some advice on whether it is the right area to invest and if anyone has heard about the builder Laxis. They claim that they have built quite a few projects around uttrakhand. I will be going on a site visit sometime next month to look at their completed projects.

Any help would be greatly appreciated.

Any body aware of the rules for putting a dish antenna in the society.Can a CHS force a person to put the dish only on the common roof of building instead of the walls of individual balconies/terraces??

Is there any such law for putting the antennas only on the roof of the building or a person is free to put it in his individual premises??

I am starting this thread do discuss varies enforcement in CHS and what is their legality as well as to see how good they stand on moral grounds.

e.g.
1. CHS making bylaw that only family is allowed.
I am not sure they are forcing it with bylaw or just per order. But even if they are creating such bylaw, I am sure it can be challenged in court.
Why can be challenged - CHS is part of city which is using resources of the city,state and the resources (water, electricity, road etc) belong people of this country.
You can not discriminate people based on caste etc, similarly you can not prohibit people just because they are bachelor.
What about morals - (I am not bachelor, but was once. And I am sure every one of CHS member was bachelor once :D). SO how can they prohibit bachelors from staying in society ? They can take actions if somebody creating havoc etc. but out-rightly not allowing as a tenant is rubbish.
What if tomorrow I start saying, non-marathi people should not allowed to stay in Pune, isn't it wrong to say? On similar grounds you can not make such rules.
I can write on and on :P

2. CHS forcing to use particular cable/dish/phone service.

There are lot of other points, but at the last I would like to mention one crucial point which bothering me -

3. Considering tenants as not member of society
By laws, tenants get the right as of member, but some CHS are ignoring those rights.
Not everybody can afford to buy house of their own and not everybody can buy two houses (one in native one in Pune city etc.). Also not everybody can buy house where they want to stay (e.g. near office). Why can't CHS member understand this.
In our society few days back there was notice - All tenant need to report their guest to security. Also if guest is staying over-night also he/she needs to report to security..
Also they need to keep agreements with them and need to show when asked....

Buying Plot in Ottiyambakkam, Chennai(Aamir Nagar)

Hello People,

I am new to this forum and a beginner in RE domain. I want to buy a plot that is bit close to OMR road,Sholinganallur and at the same time have a budget constraint(either around 20L/1200SQFT or 40L/2400 SQFT). I am planning to construct home may be after 2 years so no issues if the land needs some time to develop. I visited the plots at Ottiyambakkam Amir nagar and i am getting some deals that are close to my expectation.
I came upon this threadhttps://www.indianrealestateforum.co...082-page9.html and it raised many suspicion whether to buy plot or not.

Most of my worries are,
  • the plot is unapproved and the road in the layout is said to 24 feet but the above thread says it is half of it i.e. around 12 feet. I guess, we cannot get approval if the road is 12 feet width, correct me if i am wrong.
  • Since this layout is given to poor muslim community, will there be any legal problem in future if i buy?
  • Is there any dumpyard very close or violates any ASI rule?

Row house/Villa in/around Mohali

Dear Members,
Thanks for your time.
We are looking for a 200-250 sq yard row house/villas(new construction) in or around Mohali, basically close to Chandigarh. Budget is about 1.3cr(can extend). We need possession as early as possible. Till now, we have came across Sunny Enclave which seems to be a good bet.

However,some of my friends haven't given very good reviews about Sunny enclave. How are the facilities there ? Are there any problems with basic amenities like Water or Electricity .

Have you heard of the Treasure town project by EWDPL (Kalani Group) - The project is located on AB Road opposite IDA Regional park. The approach to the township will be from MR 3 Road which is under construction.
