hi all,
i just paid a visit to a site owned by goldcastle housing ltd near feroznagar in Ghaziabad. they are selling plots at INR 3000 psqyd. The property is under development. Internal road is yet to be tarred and electricity is yet to reach. Presently they just have a fence around the property and a site office with a couple of security guys manning the property. The company says that the property is legally clear. what pitfalls am i missing here? i would be very grateful for your considered views and opinions. thanks

Can anybody suggest any body/forum in Kolkata where I can lodge my complain against a Builder/Developer who has cheated me heavily ? They held me to ransom with unfair charges and other financial regularities, and I had to shell out a huge sum of money to take possession of my flat,otherwise I had no way out from this mafia/terrorist/corrupt Builder/Developer.

Is it advisable to buy land near Wipro electronic city that is not dc converted yet?


the land owner has submitted for conversion from agricultural to non agriculture land. He is saying the approval will come in 6 months or so. the lay out has been submitted forapproval,it has space for park, gym, road etc., a lot of our neighbours have bought here already and one person had even constructed a 3 story apartment.


Owner is saying until the conversion happens, he will be paying land taxes in his name it seems. Please advise if this is ok to do this.

Pre-launch Villa Vs. B-khata Independent House for Investment : Bangalore

Hello experts,

The main question - for investment purposes , should I go for an pre-launch villa in a gated community or an already constructed independent house? What are the advantages of each?

I am in the Bangalore market for an investment upto 1.3 Cr. I am already staying in an owned apartment. This will primarily be an investment for next 7-8 years and potentially move in after that time. So, I want a good house that I would want to live in.

I have basically 3 options and need to take a loan for any option. Which would be your recommendation?

1. Villas - Casa Grande Luxus in K R Puram opposite Hebron enclave - Pre-launch - Possession 2017. 3 BHK villa with 2849 sft UDS comes to 1.48 Cr. Furnishing will be an extra cost. This is out of my budget right now but given that the payment will be construction linked, might be ok.

What is the rental yield I can expect 3 years from now?

2. B-Khata independent house - TC Palya main road for 1.2 Cr with an ongoing rental of Rs 30K.

Given the immediate rentals, I tend to favor the TC Palya independent house. Is the B-Khata a big concern? I should be able to get a loan from private players. Will conversion to A-Khata a big hassle at a later time?

3. BDA properties in Kasturi Nagar - plot areas are typically 600 sft and close to 1 Cr.

This sounds an exhorbitant price for such a small plot. Even if I consider a construction/furnishing cost of Rs 1700/sqft, the plot cost comes to be Rs 14K which is very much on the higher side.

What would be your recommendation?

What is the difference between BMRDA and LPA ( local planning authorities ) , for example one of the LPA is Anekal Planning authority

Most of the sites which I visited around chandapura area are of APA approved not BMRDA as per the website Planning Authority

In many forums I have read that only BMRDA ,BDA and BBMPA can approve the plots , so from where does these LPA's come from and how different are they from BMRDA ? or are they both same ?

I have flat which have cost 50L out of that 20L loan. Now buyer don't have 30L cash he going for 10L cash + 40L loan so we don't able to close loan for sale.
