Any experienced seller out there can you please share your exp.

What's the procedure when buyer is buying property on bank loan.Most importantly when to hand the document to the bank what stage to go for registration

Apparently bank would not issue any payment unless seller hands out the document and get the registration completed. But what if after this banks loan get dishonoured for any reason!

Any idea about sec 39 and dugri byepass plots in ludhiana. Draw is to be conducted on 15th feb. There are quite good no of applications for just 123 plots. Can one expect any premium if lucky in the draw.

[JUSTIFY]Apostrophe Next has been launched (or pre-launched) by Kasturi builders next to Apostrophe on Datta Mandir Road. There are going to 10 story 3 buildings with limited amenities.
They have started the digging work and they are accepting bookings for tower B. It will have all 3 BHKs with carpet area 1110 (salable 1500). Basic cost is 1.09 cr, and total package is 1.22 cr (Floor rise of Rs.50 from 4th floor)
Location is good, I really liked the spacious layout and you can expect excellent construction quality from Kasturi, but I feel plot is very small and crammed.
Not to mention - it is way out of my budget, but anyone interested can have a look[/JUSTIFY]

Does anyone know the exact reason behind the delay in possession of Shiv Sai Park1 (2BHK) apartments at sector-87, Greater Faridabad. Recently we received a letter from shivsai builder saying that they are sorry for this delay. No one knows what are the reasons and by when we could expect possession. Why didn't they get OC from past several years. We all can see the construction is completed years back. Now we have clue. No one is talking about this property today.

Please share if you have any information.

Hi, I am Yadnesh Kolhe. My Family purchased Mhada Flat in Mumbai in Nov 2010 from 1st Owner for 33 Lacs. Building constructed in May 2009. We paid entire amount to the1st owner and got complete set of documents including Sale Deed, POA etc. Now 5 years after purchased we want to transfer ownership. We went to agent for help, now agent is saying we have to again do the entire procedure as 1st Owner can not sell her room before 5 years. Its in LIG. Pratiksha Nagar Sion.

Now agent is saying 1st Owner have to present for signing all documents again but 1st Owner again asking for extra Money ( 4 Lacs ). With out money she is not going to come and not ready speak with us as well.

I dont want to give her anything as we already paid entire amount while taking possession.

Please advise what to do?

I searched the forum but did not find a similar thread - hence creating a new one.

Can some explain the meaning, justification & legality of the various charges levied by the builder for a new construction property. Below are some examples I have come across - most are quoted psf rate & make up a huge 15%-25% addition to the base price

Floor Rise Charges
Parking Charges
Club House Charges
Legal Charges/Society Formation/Share Money
Development Charges
Corpus Fund
Maintenance Deposit (Typically 18 Months)
Electric Deposit
Mahanagar Gas

I got a peek into the mindset of the Social Media Boss, Facebook Director Marc Andreessen. On face value they talk about promoting digital equality and India's IT potential. But on the inside, they see our country and citizens as inferior Colonial property meant to be exploited.

TRAI's move to ban Differential pricing was controversial. But it ironically exposed the thinking of these Social Media bosses.

So Bye Bye Facebook. I am not a FB addict and i can be in touch with my friends without you.

Protest for Completion of Dwarka Expressway – Feb 20th, 2016

Protest for Completion of Dwarka Expressway – Feb 20th, 2016


A forum was created to bring Dwarka Expressway home buyers together to push for speedy development of Dwarka Expressway. Protest has been organized by the forum on Feb 20th, 2016. The protest will be started from Mini Secretariat, Gurgaon at 11 AM IST. Parking facility is available at Mini Secretariat. Distance of 1.3Km will be covered on foot. Since most of the folks are joining with their families, therefore an open truck (Tata 407) has been arranged for kids and senior citizen. Banners and placards will be available for the participants. Media houses were informed and they have agreed their presence for the event as it is already a hot topic for them. We are also expecting some live coverage of the protest as big media houses will be joining the same. We are expecting protest to be wrapped up at Tikona Park, Civil Lines by ~ 1.00PM.

Early completion of Dwarka Expressway is the single point agenda of this protest. However aims and objectives of the forum also include:

1) Protection of the interests of buyers who have purchased property from licensed builders along the Dwarka Expressway by interfacing with government and representation of legal matters.
2) Working for the welfare of end users of Dwarka Expressway regarding proper planning, utility, safety and other amenities by petitioning the government, legislature and judiciary.
3) Ensuring provision of proper flyovers, underpasses, pedestrian crossings, culverts and sector roads in the sectors designated by government on both sides of Dwarka Expressway.
4) facilitate planning for multimodal transport interlinks in a safe and optimum manner for the Dwarka expressway by representation to the government.

Hi,
I visited this site "Sigma One and Remonesa Courtyard One" last weekend. One of the few projects I liked. Rate offered is 5299/- and it has all the standard amenities and they are providing Flower bed in each room without any extra cost. The sample flat looked impressive. The concept residences naming is very apt and location is very near to Akshara International school. But the total cost is on the higher side. They have 33 % loading. Please put forward your thoughts on this project. Thanks.
