Chennai - Need Assistance on Getting NOC to Construct Car Parking

Hello All,

I own a individual house near redhills chennai, my total length of the plot is 60feet and width is 40feet.
I already have an CMDA approval for house construction and the approval was given in 1992 itself.
As per approval, I have constructed house width 40feet width and 52feet length. Remaining 8 feet I left open. So that in future I can use that space for parking.

Its been 20 years I haven't constructed or used that 8feet space, so local people near my place use that space for commute.

Right now im planning to construct car parking, will there any objection or issue arise? All documents are in my name and regularly im paying necessary tax to government for that total land.

Do I need to get NOC for car parking construction? If so any online link? I tried google but no relevant links found.

Appreciate if some one give me help and advice.

I need some advice/suggestions from the people who are aware of Devanahalli real estate market.

There is one layout by the name Aditya enclave -- Devanahalli to vijayapura road,, next to jain temple who is quoting 2200 per sqft
400 meters next to this one new layout is coming who are quoting around 1200 per sqft.
BIAPPA approval is in progress,, it may take months

is this good price?
or any other layours adjacent to NH7 apart from Nitesh/Sobha builders?

Hello all


Guys today i had a visit to GK Wonders Atlanta II ,they have quoted rate 5800/sq.ft. its too high than other builders in the same area.But location of the project seems to be good.

But don't know the construction quality , delivery time of flat and all related things.


If anyone knows details of the same project and Builder then please reply as i have to book flat as soon as possible.

Hi All, I need help in understanding the process for selling my flat which I've bought from the builder and still not registered under my name. It has a loan running on it which is 77% of the flat value

Now I want to sell my flat, but the broker is not ready to arrange any meeting between my and the buying party.

Please can you advice me how to take the payment before I sign the transfer payment.
As in the token amount, Then after how many days, I should ask for rest.

The broker has asked for 45 days to make the entire payment( Including the bank loan and payment that they need to do to me).

Hello All. I am a first time buyer and after looking for a 1BHK in various areas of Thane I have finally shortlisted one in Gawand Baug. Its a resale property and paperwork looks all clear except that the conveyance deed is pending yet. The building was registered in 2008 and the society was formed in 2012. Being so close to the hills I am wondering if there could be issues with it being on forest land. How can I find out about it ? My broker says that since the building has an OC I should not be worried about it. Is that true ? Is there anything else I need to lookout for.

i have purchased flat in 2013 october under construction, now my flat is ready for possession, builder had called me for agreement for index 2 and after that will give my flat keys. i asked him for Occupancy certificate but he is showing me bhogwata certificate and saying that u will require this certificate for your possession. but i have booked flat on 10th floor, so whether this building has got all rights for construction for 11 floor or not? how i will verify without OC.plus he is not giving electric meters now, saying it will be given after few months, we asked for property tax, dakhla from gram pancyat required(as it is at wagholi area of pune),he is saying after all possession, he will submit documents to gram panchyat,after that you will receive tax notice paper. kindly please guide me should i go for my flat possesion ? do builder had said , i should trust him?

NEW DELHI: Seventy percent of the people surveyed by a " citizen engagement platform" believe that corruption has not reduced in Delhi under the Arvind Kejriwal government, but nearly 50 per cent said they would vote for the AAP again.

As per the the online survey conducted by LocalCircles, 48 per cent hold the odd-even plan was a successfully executed experiment, said a survey report on first year of the Aam Aadmi Party government released on Saturday.

Chennai : Buying a Plot in Allotted in 1974 Without Building Approval in Palavakkam

Hello Everyone,

This is my first time buying any kind of property in India, let alone a plot. Just visited palavakkam regarding a ground of plot that is available for sale on the land side of ECR. Apparently it was allotted in 1974 and there is no building approval whatsoever. Not sure what the real motivation for selling is, but the friend of the friend of the owner says they are in need of cash. If I buy it will be building a house over there for myself. Is it worth buying into such a deal? Especially other threads on this topic read that you need a minimum of 2 grounds to seek approval for construction.

Mysuru has emerged as the cleanest city among all million plus and capital cities while Dhanbad in Jharkhand has been ranked the worst. These are findings of the first ever cleanliness ranking of cities since Swachh Bharat Mission was launched in October 2014.

Results are based on the marks scored in respects of the main components of Swachh Bharat Mission, availability of infrastructure and service levels related to sanitation such as individual household toilets, public and community toilets and collection, transportation and processing of municipal solid waste.

Banks in deep trouble - Negative impact on RE

Most Public sector Banks and many Private sector Banks are now in deep trouble. These Banks were robbed by corrupt Private sector companies (many belonging to Infrastructure, Real estate projects) and individuals. The so called Willful defaulters.

The clean up of Banking sector will take a long time. Meanwhile the lending will get stricter both for companies as well individuals. Supreme Court as well as RBI is now aggressively investigating willful defaulters and all options to recover bad loans to be considered. Including filing criminal cases and expropriating assets of willful defaulters.

All this means significant slowdown of credit cycle in Indian economy. Those who have the cash to buy RE are the kings.

Super rich defaulters push Indian banks towards collapse
It's not the poor farmers or the middle class who are defaulting on their loans. It's the country's super rich, businessmen and the upper middle class with loan amounts of over Rs 1 crore who account for a staggering 73% of the unpaid loans to banks.

What is worse is that just the top 30 cases of default account for a Rs 1.21 lakh crore, which is almost 40% of the Non Performing Assets (NPAs) in banks. The upper middle class, who usually takes loans of over Rs 1 crore, accounts for 33% of the total NPAs.
