I have a budget of about 1.2 to 1.3 cr, I have looked at both Ireo Skyon and Vipul Belmonte. At this moment I am inclining towards Skyon. Though it is a bit far, location wise Belmonte is better, but there are some nagging issues with it. What would you guys suggest?

Kochi : Formalities in Buying Unregistered Apartment

Hi,

I'm going to purchase an unregistered apartment (ready to occupy) in Kochi. The loan got sanctioned and I would like to know the remaining formalities for registration. A triparty sale agreement is created between seller, builder and myself. the loan amount will be handing over to the seller during registration. What i was informed is builder will register the apartment in my name? Is there any other agreement that needs to be created for registration?

Hi,
I need help here. I have sold an ancestral property in hometown and planning to buy a property for my end use in 1.2 Cr. Here few questions in my mind:

1. I am little old school guy. One option I am come across is 300 mtrs. plot in gated sectors like Delta 3 or Eta 1 at Greater Noida which will cost me around 85 Lakhs. I can make house on that land after couple of years.

2. I am just 30 years old. Isn't it will be foolish to go for an apartment (I have seen and liked ATS Dolce at Zeta 1, 2350 sq.ft. 3 BHK * 94L all inclusive) at this age where we see Buildings having poor maintenance after 10-15 years and maybe tomorrow nobody wants to buy your old apartment?

3. Is market situation is right to buy for end use and long term investment like 10-12 years at this moment?

4. All plots are leasehold in Noida, If I buy them today will the prices stop appreciating after 20-25 years?

Kindly help, recommend and advice.

My current status: Living in Gurgaon on the rent for 30K in DLF builder floor.

ATS Hedges, Yamuna Expressway Vs. Mahagun MyWoods Phase 3, Noida Extension

I have a budget of 40 - 50 L and am trying to select one of the following two projects

1. ATS Hedges on Yamuna Expressway (YE) Vs
2. Mahagun MyWoods Phase 3 Noida Extension (NE)

Have been doing lot of reading but am not able to make my head around which one to go for

1. ATS hedges has the advantage of a renowned builder and adjacency to Allure which I believe is about to hit structural complete. Also, it has a CLP plan which means I will pay the amount over the next 3-4 years. However, from people's comments it looks like YE will take atleast 5-8 years to come up and that is also speculative

2. Mahagun MyWoods has advantage that Phase 1 and Phase 2 with good progress. Also, builder is giving some schemes like no transfer charges or parking charges. Also, Noida extension is expected to bring in large crowds but people's comments speak out that it can be over-crowded and quality of construction in that area is not good.

My objective is to use what I buy as a long term rental income for the future. I am totally confused on which one to go for. Can the experts please help

But Upcoming U.P Elections give a Silver lining to them...and I am therefore posting it ONCE AGAIN...so that people can get out of their LAZY mode and actually help themselves by grabbing this opportunity


1. CEO Raman...the face of Builder Lobby for years....who has worked as an Medium between Builder lobby and Govt. to help Builders in ALL POSSIBLE WAYS....
Has been Removed from his Positions in Authority after intervention of High Court
Every person who has Ground knowlede of RE knows very well How Raman was Pay roll of Builder lobby to work for them in all possible ways.

2. U.P Elections are in Q1 2017 and Action will start Q4 of 2016.....MOST GROUPS Seeking their long standing demands will PUSH THEIR AGENDAS During this time VERY AGGRESIVELY.....Be it Kisan unions, industrial lobbies, etc etc.....As politicians HELP them in these periods mostly.....to gain their Vote banks

3. A Favourite of Mulayam Singh is all set to take the position of Watchdog in Noida authority as Raman is gone and Builders may try to create multiple agents to get their Files passed......Raman was One Window clearance system for them with clear commission rates and no confusion. To avoid these confusions and creating multiple agents (which loses "party funds")...SP has already designated a Senior Person to Take over in charge INDIRECTLY...And also to ensure that Scams, etc are Not unearthed during election times

He will also ensure balance between buyers and builders....as Vote Bank should Not be ignored also.....and If DHARNAS, Agitations are allowed without negotiations....then it will give negative image to SP


4. Major Consensus about U.P Elections is that BSP is all set to return to power....and if that happens.....Many Files will be Stuck in Lucknow...at it will take at least 3 months for files to start moving again.......This means...If Buyers DELAY their Actions against Builders.....they will have to face a Complete change of tactics IF BSP comes in power.


5. BJP Representative Dr.Mahesh Sharma has given a Very Negative Image to BJP in this region with his constantly changing attitude towards Noida airport and doing nothing on Ground level....and puts him in Back seat....SP will try to corner him also in next 3 months


6. The U.P Elections though SEEM in favour of BSP but its not going to be a easy run through....and SP is aware of it....and therefore Trying to give importance to all seats...spl. in regions where he doesnt Hold much power....Including Noida

7. In the next 2 months You will Notice A LOT OF ACTIVISM in Noida region by the kisan Uniions, Industrial lobbies.....as they Know VERY WELL that its a GOLDEN oppurtuinity to get Some work done in their favour


WHAT BUYERS CAN DO

Buyers should Use the next 2-3 Months and launch massive Blitzkrieg Pressure Tactics Using POLITICIANS in power.....and push their agendas with Maximum force.....

DONOT fall for false promises of builders and their PAID So called RWAs operating illegally

Be Practical...and DONOT ask for something which simply cannot be done .....But Seek small Goals....which begin to pull you out of the well.....and put you and your project in a positive mode....rather a sinking mode

Pressurse Tactics DONOT work on patience in these times....the negotiators may try to buy time...and that you should be very careful about....Remember its just 2-3 months advantage you have.....the last 2-3 months the parties and their officials and moving about a lot for rally etc etc and will be extremely busy....PLUS in last stages the election commission comes into picture and a lot of thinsg cant be done that time


COURTS????....Lets be honest here....Though judgements come in favour of buyers....but are challenged in higher courts.....and even if higher courts give in favour....buyer gets peanuts.....12% Interest.. ????......Its a Joke...nothing else....

Courts are always THE LAST Option....in India.....anyone who has experience in court cases knows this


The next 3 MONTHS are a Golden opportunity for Buyers spl for those who are stuck with last 10-15% work pending in societies.......With Right Pressure and tactics.....Things can work in your favour......But one has to be practical, persistent and excercise Pressure like a Heavy weight......LEARN FROM FARMERS.....how to do that......


Once Election Ball starts losing.......they wont bother about you...and once change of party takes place in lucknow...expect nothing for at least 6 months

So use this phase to your advantage...as planned by other Groups..such as farmers, industrialists, etc

My Uncle purchased a plot in 1995 from a person "A" through GPA and the GPA is registred. from 1995 to Till today my uncle didnt register property on anyone's name. Now, my uncle is wanting to register property on his son name. Can my uncle register property on his son name with out presenece of "A". We know the person A is alive and he has also not sold the same property to anyone from 1995 to till date. Does "A" needs to come and sign the registered deed which my uncle is plannign to do on his son name. Would the deed be valid if we register with out presence of "A".

Starting this thread to discuss about Overdraft on Fixed deposit.

Note- Thread strictly for cash investors.

Benefits & Functioning:
You can avail up to 90% of overdraft on your fixed deposit at 1% interest.
Almost all nationalised bank have this schemes(SBI,AXIS,ICICI)
Loan amount from 25,000 to 5 Cr.

Example from investment point of view,

X want to buy a flat in cash(Retirement money/savings/etc). X has a budget of 40 lakh.
X can keep that amount in FD and avail overdraft of 90% of FD's amount.
X will get 36 Lakhs overdraft on his 40 Lakh's FD amount.
X bought a flat for 35* Lakh
X is liable to pay 1% interest per annum which can be easily paid through rent obtained from that 1 BHK.

Note the X in above thread is me :), so experts/newbies please provide your valuable feedback.

Gardens is giving 3bhk of 1660sqft where as greens 1910sqft. Greens will take time of minimum 1year. Should I invest in gardens as it is ready to shift but got to compromise on size. Or should I go for greens and wait.

Hi this is Supriya Shetty I had taken the proeprty with mourya builder in march 2015 and during the time of registration the buiilder said that he would give the possesion by the end of 2015 but now it is september coming up still the possession is not been provided and still there are many work pending .
I have only paying interest to the bank from last six months and every time builder is only providing us with the assurance that he will do ASAP but as per his wording the work is not been carried out . and he is not paying us any penalty

Please suggest me what is the strict action i can take against the builder .

Recently read a news regarding new airport to be build in kalyan ,state govt has asked Defense ministry for allocating land for new airport.This will be third airport if everything goes okay.News paper stated the Panwel airport has lot of hurdles from the land owners and it will take time to get completed meanwhile Kalyan airport on defense ministry's land can made functional to support the huge traffic from only airport currently available in Mumbai.What are the prospects of a new airport ? With this will there be price escalation in kalyan property market?
