I bought a flat in Bayaweaver Lucknow project,named as h.o.m.e. I bought this project On june 2014. But till date no work has been done on this project. What should i do?

recently i saw a flat in pune from reputed builder, they told me builder already got FIRE OC and awaiting final OC from PMC, and they are saying timeline for possession is 1 month.

I suspect he may be giving a tentative date. so wanted to understand what are the list of OC/approvals needed between Fire OC and Final PMC OC and possession etc.

also, what all things i should keep in mind, since builder is saying that you pay the cheque (post dated), he will deposit it after a month, i suspect he might sell to anyone else in the interim who may give a higher amount. how do we ensure he honor the committed date for registration after a month?

Hello

I am living in Vadodara Gujarat in 3 floor building since dec 2012. Total number of flats 6.

Our Builder has written in all agreement terrace rights exclusive with him (Builder).

And our builder sold to another person. And that person covered terrace with fancing.

Except lift area and water tank.

So i want to know that at present in my knowledge supreme Court decision that Recent supreme Court ruling which provides equal rights for all flat owner.

We all flat owners can claim we have equal rights on judgement of supreme Court in this matter.

Please help

Hi Guys,

3 yrs back I bought 2bhk(through new booking) on 3200 psft thinking that rate will go up because of the future prospect of Metro connectivity / IMT / affordability but unfortunately rate has not increased & resale market has closed the door to sell out the same at even no profit no loss because of low resale rate of 2500-2800. I visited the site few weeks back, builder has completed few towers & near to handover the possession. Quality of construction is good which again made me rethink few things which I want help from you :

1. Will this area be liable in next 6 -10 months ? No market around the area
2. Will staying here be save as IMT is next to the project & there is always a security issue around small industrial area?
3. Is holding this property will be good idea ?
4. Is it a good idea to move to 3bhk from 2bhk ? If yes then how should I transfer in a cost wfficiant way
5. How much should I expect from rent & by when ?

I am confused about pcntda (Pune) rules.
If I buy a flat in pcntda region, will it be on lease for 99 years? Or will it be my owned flat?
There's something about transfer after 5 years mentioned on pcntda.org.in. faq section, which i am unable to understand.
Please kindly help me out regarding this.
1. Will I be the owner of the flat in pcntda region?
2. If I have to sale the flat, is it possible?

Hello All,

I am selling my newly registered (registry from authority done) flat in NOIDA Extension. To provide NOC, builder is demanding some transfer fee i.e. Rs 30 psft.
Is it legal to charges such a high fee as admin expenses?

Also any idea, how much other builders are charging? I have heard Gaur is charging Rs 5 psft in GaurCity.

Hi, I'm writing on behalf of more than 20 friends who have paid more than 20 lakhs to Sree Mahita Projects Pvt. Ltd Located in Hyderabad represented by Mr.Srinivar Raju. The company took money from us after getting into MoU to register plots in Brundavan Project located in Shadnagar near Hyderabad. On repeated pressure Mr.Raju issued PD cheques with a promise to register by 31Aug, 2016. As he has failed yet again to register we deposited the cheques issued to us. As expected they all bounced.
I request people like me who have been cheated by this company to join the campaign to get justice and also urge everybody not to get into any business with this company.

I am thinking of going in for a 3 bd Apartment in this project. Their offer is at 4299 psf. Would like to see if anyone is interested so we can negotiate better. Since the delivery is 24 hours I have already asked to break the payments at 10% every 3 months to make it easy. So far they have not budged from the 4299 price.

I am ideally looking for a piece of land on ECR till Kovalam but am having a tough time getting to the seller direct without the broker mafia. So just thought would invest in one of these as the rate is good when i compare other projects in the vicinity.

Let me know your opinions and any suggestions on how to negotiate better.

In PGs you will get a shared accommodation and in Apartments, you have to manage everything. I am confused. So, just looking for your suggestions.
