SM HR Heights, Taloja, Mumbai

Dear Friends and Reader

I booked a flat in SM Height Taloja project in 2013 and till date the builder is not completing his work and not giving the possession of my flat. So I am searching for the buyer of the same building so that we can make a group and decide what legal action we can take against the builder.

Guys looking into current RE conditions is it safe to invest in RE?
I guess FD is a better option as you get fixed returns

For example If I buy a property(1BHK) in any part of Pune it will cost me around 40 Lakh (*Inclusive all). If I give it on rent it will give me annual income of 96k(8k/mon). Total yearly income 96k Rent-12k Maintenance-12k Property Tax

Total calculations with regards to RE after 10 years,
40 Lakh with 50% appreciation=60 Lakh
Rental yield {960000(Rent)-120000(Maintenance)-120000(Property Tax)}= 720000
Total amount after 10 years you hold in RE= 6720000

In case of FD with current FD rates in SBI(Lowest risk) which is 7.25%(0.50% extra for Senior citizen),
40 Lakh FD for 10 years * 7.25% interest= 2900000
TDS 10%(Considering in TAX slab 1)=2900000-290000=2610000(290000 TDS amount can actually be saved with some minor efforts)
Total amount after 10 years you hold in FD=6610000(Lower returns that FD but still worth than RE)
*Note if th TDS amount(In above case 290000) is saved the total amount in FD beats RE.

Plus you also need to take other things into consideration if you are renting a flat.

Just my point of view, others may disagree.

Kolkata : Delay in Flat Booking Cancellation Refund Amount

I have booked a 3 BHK flat in Rajarhat Kolkata in April 2015 with 80% of the total cost of the flat.At the time of booking , the developer had committed for possession within 1 year of the booking.I have not received flat possession till date and I have made payment of 95% of the total flat value.The developer confirmed posession by October end.

However , due to some reason , I need to cancel the booking.The agreement mentions 10% of booking cancellation charges which is around 3 Lacs.But however the developer has not mentioned the refund amount to be credited to the bank(for home loan closue) and the rest to me.They mentioned they will refund the amount by reselling the flat which will take 60-90 days minnimum and maybe more than that and hence has not confirmed me any date for the refunded amount.This refund process is not mentioned anywhere in the agreement.I am quoting the statement as mentioned in the booking form in the event of buyer cancelling the booking.

"In the event of cancellation/rejection of allotment, after execution of agreement , the company shall hereby entitled to deduct a sum of 10% of total consideration from the paid amount and the applicant hereby consents to the same.Unless an agreement is execute , in writing the applicant shall not be entiteled to and herby agrees not to setup any oral agreement whatsoever or howsoever"

Currently my home loan interest is 600 INR per day i.e. 18000 per month.So every single day delay in the refund , more interest will be levied upon me for a flat loan which I have already cancelled.(including 3 lac INR cancellation charges).KIndly suggest any legal advice so that I could get a faster refund from the developer.

Which is better, 1bhk lulla nagar around 40 lakhs or 1bhk Brahma Avenue 35 lakhs? Both are similar area wise, 600 sq.ft. approx. Lulla nagar flat is around 25 years old but decent condition. Bramah Avenue is less than 10 years old.

I am thinking of going in for a 3 bd Apartment in this project. Their offer is at 4299 psf. Would like to see if anyone is interested so we can negotiate better. Since the delivery is 24 hours I have already asked to break the payments at 10% every 3 months to make it easy. So far they have not budged from the 4299 price.

I am ideally looking for a piece of land on ECR till Kovalam but am having a tough time getting to the seller direct without the broker mafia. So just thought would invest in one of these as the rate is good when i compare other projects in the vicinity.

Let me know your opinions and any suggestions on how to negotiate better.

Hi,
I am actively looking at buying land in the ECR area upto Kovalam. Upto Kanathur the prices don't seem reasonable to me so going till Kovalam. Looks like I might end up at Muttukadu. Just fyi. The rate that I am looking at is around 50 Lacs per ground. Have found a few options. Let me know if anyone is interested so we can do a group buy.

Only residential completed or nearly completed projects..

I have seen many builders not completing projects on time, so not wanting to invest in them.

The average cost of 1 bhk come close to 65L, and that is my máximum Budget to own a flat in Mumbai and use it in the future (after 3 years).

Green Mansion Welfare Society, Zone P2, Delhi

Hullo Friends,

Have you given money to the "green mansion welfare society" towards a residential apartment in P2 zone of Delhi?

Are you planning, to give them money?

I used to be a member in this society, and i took back my entire money from them after a few months, as i was highly disappointed with their lack of transparency that i felt.

I have recently reviewed an electronic copy of the "Memorandum of Association of Green Mansion Welfare Society registered in Delhi dated August 2013 with the seal and stamp of the registrar of societies" this was emailed to me, at my insistence, by the sales person who sold me this "membership".

This document carries the name, address and signature of all the office bearers.

I am technically unable to attach this 14 page PDF document here, so i have taken a screen shot of just a few pages and trying to upload here, or I can email you a copy.

Some of the clauses in this copy, that bother me, are as follows:

1. The governing body will be elected by all the members for a term of Three years. (have you ever been asked to elect a new governing body since year 2013?)

2. The secretary will arrange to hold the general body meeting regularly every year, and notify the members minimum 10 day in advance to attend the same. (have you been receiving this invite to the annual GBM?)

3. The governing body can expel or terminate your membership if you don't attend three consecutive general body meetings. (have they asked you to attend any meetings till now?)

4. The accounts of the society shall be audited by a chartered accountant every year. (has the society ever send you the minutes of meeting of any GBM, or the statement of accounts?)

5. No member will have any personal claim whatsoever on the movable properties of this society. (whaaaat?).

6. If this society is dissolved for any reason, the immovable and other assets will be transferred either towards the goals of this society or to the government. (whaaaat?)


Finally, i am concerned that this society has shut down its original website www.greenmansionsociety.com and started a new one called www.gmws.in that also talks about "transparency" etc, like the original website.

Moreover, this new website says that the society has acquired six acres of land in Zone P2 Delhi, whereas i have an authentic email sent to me in November 2013 by Mr Abhishek Mehta, then secretary, still associated, wherein he says that they have acquired six acres of land in Zone P2.

So, my question is, they had already acquired six acres land three years ago, and even today they have only six acres of land in Zone P2, so i would be alarmed if any more members have joined this society and paid the "Land cost", after November 2013, because it is clear that they have purchased no more land banks after year 2013.
So, if they have gathered more members and taken land cost from them after year 2013, then are they earning interest on that money, or what?

I have many other concerns and suspicions here, so, i urge all of you to obtain the certified copy of the rule and regulations governing the formation, function and scope of this society, from the registrar's office.

I had that time got carried away and paid these men mord than Rs 10 Lakh for "Land" cost, Rs 900 per feet.

I soon realized that i was not dealing with the kind of people that i am comfortable with, so i took back my money, and got out. and thankfully for them they did not try acting too funny with me.


Be safe, not sorry, it is your money, look for inconsistencies, trust your own heart, and none else.

Dear Experts,

I am looking for a 3bhk unit in good gated society in the budget of 1.0 to 1.3 Cr. My office is in sector 48 and kids school is in sector 45. I have shortlisted two properties (JMD Gardens and unitech Fresco). Could you please suggest any other ready to move project in this range? Howz JMD Gardens?

Any suggestions welcome. Is it good to look for builder floors, since in this budget good options for builder floors are available?
