Swati Gardenia : 14th Floor with Terrace but without Balcony : Advice Required

Hi guys !!

I am planning to buy 3BHK in prahladnagar garden extension after the railway crossing,namely Swati Gardenia.

Wanted a genuine advice:

1. Go for 14th Floor with Private terrace rights (Note: No balcony for the top floors)

or:confused:

2. Go for 3rd floor, where i get only one balcony, and i loose privacy, it being in front of other Flats.


Last, but not the least, What about its construction quality, Builder rep ??

Why Calculation of loading in Mumbai & Pune is different

I'm from Pune and I'm thinking to invest in Mumbai but after looking at few projects, I noticed that calculation of Loading in Mumbai is reverse and it's actually very high.

Below is the concept of Loading in Pune:-
Carpet Area:- 500 sq ft
Loading:- 40%
Saleable Area = Carpet Area + Loading*Carpet Area/100
= 500+200 = 700 sq ft.

This seems absolutely correct and I'm pretty much fine with calculation of loading this way.

But in Mumbai, I noticed that builders are calculating loading on saleable area:-
Saleable Area:- 700 sq ft
Loading:- 40%

Carpet Area:- Saleable Area * (100-Loading)% = 420 sq ft Only

So in Mumbai when carpet area is 420 sq ft builder is charging me for 700 sq ft but in Pune for same loading factor I'm getting much more carpet area.

420 sq ft carpet area and 700 sq ft saleable area means loading is around 67% which is too high and I feel it's cheating.

Mumbaikars,

Please share your knowledge about Loading in Mumbai. Is this reverse method being used in whole Mumbai or am I being cheated by builder??

I want to buy flat but I cannot pay rate of 700 sq ft for getting only 420 sq ft carpet area. If that's the case with Mumbai then I would prefer buying a bigger apartment with bigger carpet area in Pune

Hi Guys, I am looking to buy a plot in Urapakkam. I got a lead and today my BIL went to take a look at the plot. The plot is located opposite to Karumariamman Koil (in adhanur main road). The seller is quoting around 2300 psf. Is the price ok? how about the location? I am located outside India now. This plot is for my end use - in 5 years. A lake is very near by. Any problems you guys see? Please advise. Thanks a lot.

Friends,

I have being reading various posts on Zohaib Sir, in which he mentioned that if you have money to buy a plot in the same price for a flat, you should consider to buy plot instead.

I just got a mail in which Gaur is offering 100syds plot (bare shell) and I want to take an informed decision, if 70lacs is worth investing in my first home. What does bare shell mean, will I have to spent more than 70 Lacs to start living?

Hello Members,

I have been hearing quite alot about this project - Antriksh Urban Greek (16 Acres Project) located in L Zone, Dwarka near Sec. 23. They claim it to be 2 Kms. from Dwarka Sec. 21 metro station, which if true, should be a good location.

I have seen a few posts about it on 99 acres and Magicbricks where brokers are quoting a price anywhere between 4500-4800 per sq. ft. however, I have got an email from one of Antriksh's executive that quotes the price as 5200 per sq. ft.

Has anyone got a chance to look at their plot yet? How did you find the location and what prospects do you see for it in the future, in other words is it worth investing? I have no idea where this L Zone falls but I'm aware of this builder and their construction quality is okay if not super fine.

Please let me know your thoughts.

Request your opinion / suggestion on the location and also on the builders. I am new to Chennai.


I am first time buyer and want to buy a property for investment purpose + tax exemption purpose(home loan)


Did some research and zeroed in on the below projects in the last one month.
since my place of work is in omr and also I being new to Chennai , didn't scout in other areas.


1) CasaGrande Cherrypick in perumbakkam.
2) XL Real projects in Padur
3) XL Real project in Siruseri(Catalunya)
4) Jones foundations - Villa at ponmar
5) CasaGrande Elan - Row houses.
6) Color homes in perumbakkam.
7) The village - phoenix-Huda developers near thaiyur, omr
8) Vijayshanthi - Lotus pond - thaiyur, omr.
9) Arihant - Firangipani - Siruseri
10) ruby regency - east tambaram
11) KG earth homes - Siruseri


12) Also saw a layout by ETA behind DLF , rate was 3000 per.sq.ft but for loans to buy plots we cannot claim tax exemption it seems.


All the above are in the price range of 50L to 60 L. The 8th one above is less than 50L

I feel to write this when I got the heat while buying out my property. My experiences are quite sour.
1. When I approached a builder, it was realised that most of the flats are sold out. So there was no choice to pick from few available stock. Builders show us the pencil marked sheet of bookings chart. I have heard that same situation on pre-launch period as well. Is this booking is real?
2. Whenever I went to builder's office for payment of instalments, I am given a sheet of new (elevated?) rates to show that flat prices are going up. But in reality we heard recession in real estate sector.
3. I booked the available flat (as per builder it was Inverstor's flat). What is this? I do not understand fully.
These are the few new things I came across.
Did anyone get the same treatment? Any views...

Hi,

We picked up a property in 2009 in Gottigere and the builder ran into a financial crunch owing to the recession. However, he completed the property after a very long delay and with EMI and rent, we are currently running at a loss with it. If we try to sell it today, we will be selling at 15-20 lakh loss. Does it make more sense to hold on till further developments take place in Gottigere. Will real estate pick up in this area? Any insights?
