We bought a plot 10 years ago( after partitioning a land into plots) which is having road on south and west as boundaries. the road which is to the south was moved a bit away from our plot. now the owner claim that the road on south has moved a bit and i have a part of my land. we bought the plot as it has road on both sides. what should we do now. does he have the right to claim the bit of land?

Noida : Why Leasehold is Causing Problems for Buyers?
Many people have raised this Question before...but the problems of leasehold Have now started cropping up....
Noida and Greater noida authority are OWNERS OF LAND and have leased the land to BUILDERS...who in turn have Sub leased CERTAIN PORTIONS of that land to buyers (doesnt include many common areas, etc)
This basically ALLOWS builder and authority to control Buyers to an extent....This can be a problem spl. with type of Builders and Authority in U.P
1. Farmers of this Noida and Gnoida region are NOT GOING to stop going to courts SPECIALLY over land which has been CONVERTED to residential After acquiring from Farmers for a diff. use (industrial, SEZ, Recreational)
2. Farmers time their court cases to perfection..ensuring everyone is in loop so pressure is exterted properly
3. Leashold documents authority asks buyer to sign clearly states that they will be laible to pay for all this mumbo jumbo....and now builders have started getting ass protected by signing extra documents.
Even if someone doesnt sign Builder docs...he HAS TO SIGN Authority leasehold documents...which states such clauses
4. If farmers get order from court...they will ask authority to pay...which is NO WAY will pay from their pocket and pass it on to Buyers.....
This can run into LAKHS
The latest Such demand..asked OLD Buyers as high as 5-7 Lakhs
5. Judiciary system of India is super slow and if such matters are taken to court...it only causes anxiety.....also such projects where court cases are going on....LOSE Demand and Resale value...as Buyer will keep that in mind..that he may have to shell out lakhs...
6. Majority NEW projects in Noida and Gnoida region are ON COVERTED LAND...and stand a big chance to be dragged to courts by farmers....
7. Buyers should try to get a copy of OLD MASTER PLAN (maybe available on net...or from someone who ahs old copy) and see...if the land is converted to residential...then it stands a HIGH Chance of being claimed by farmers for addnl compenstaion
8. 9 year payment plan exists in Noida and Gnoida....and this is a HUGE HUGE problem...which buyers are unable to foresee.....If builder defaults...and creates another company to continue his business....the Buyers will be screwed.....They will not be able to get regirty done...or sell their property properly....
If a builder defaults on payments to authority....Their projects registry is Banned by authority
So buyers.....BE CAREFUL......There is too much monkey business in U.P...ethics and professionalism is something which is rare in U.P

Renting accommodation to Bachelors, Ghaziabad - Issues
RNE has become bachelor extension, investors are renting out their flats to bachelor students studying in nearby colleges, and they create nuisense in the society, so please think twice before making a decision of shifting to RNE. For end users it is not ready yet. In few of the societies, these guys call prostitutes in their flats to enjoy on weekends. One of the flat was rented out by 1 person to some notorious elements with help of a dealer, now that flat is occupied by those elements and they are not ready to vacate that. Owner is trying to take legal help from the police. So beware before renting out your flats.

My wife gives me Power of Attorney and I visit India on my own and execute this sale as we cant afford to skip our kids school for few weeks as they have to attend that regularly.
Any suggestion highly appreciated.

After I asked about some projects in Shantiniketan a kind person from the forum asked me to look into amar bari project in Shantiniketan. After enquiring I found that they still have some bunglows left to be sold. Can anyone please let me know how good is the developer as after searching on google I came to know that there were delays in doing the "Ambition" project and they even asked extra money during possesion. Did the developers do the same for other projects?
