Has anyone booked a flat in Sunday project of Sumangali Homes? My brother in law is scouting for an apartment where he can settle down by mid-June next year. (he is in US right now). Felt the location is good. However, we are not familiar with the builder. Has anyone got any details about the quality/timeliness of this builder?

Hi, Is it advisable to buy Hiranandani Hills 2 BHK property available at resale value of Rs.70 lacs onwards, per sq.ft at around Rs. 5,500.2BHK (1289 sq ft) property located near the new international airport and is seemed to be well-connected with the national highway and Mumbai -Pune express highway.

We are bunch of investors and have invested for around 20 flats in Talegaon in a Project called ALFA Greenfields, We are in a process of diluting the flats..Please suggest is it the right time to dilute..I guess we can dilute the flats 200 Rs below the quoted price..

I own a unit in 3 BHK unit in Vatika Gurgaon 21 ,Sector 83 possession for which will be around 4 months more and myself looking to move for end use.
Need advice whether to Hold same or sell of same with other completed Projects in New Gurgaon Bestech Ananda
Pros with Vatika
Location and Layout better among these two and purposed school Maitrikaran just opposite ; lots of people already staying in Vatika next.
Cons
Overall Layout of towers is Quite clumsy and construction quality is just OK.
No signs of Occupancy certificate for next two/three years
Pros with Bestech
Superior Quality of construction and better amenities.
Cons : Currently an Isolated Project Location also Rates are 400 to 500 sq ft more than Vatika ;
I know both the projects has been discussed in this forum but not able to make a clear-cut decision .

Why builders default on promised possesion dates..?
I was wondering that even though for loaned property (as in most of the cases), banks release the money in a phased manner as per the development stages of the building, still, most of the builders are unable to deliver the projects on time.
Though its a win win situation , both , for builders as well as buyers to deliver them in time, I donot know, what are the other factors, apart from financial, that hinders the development?
Is this being done by the builders knowingly?

Tata Capital Flexi EMI Loan reviews
Hi,
If anybody has taken the Tata Capital Flexi EMI home loan, Kindly share your experience.
Am thinking about this particular option, since under the flexi EMI you can chose to pay a lower EMI (about 20% lower as per the agent) in the begining, with EMI increasing by 5 % or so every year for the first 5 years.
The rate of interest is however higher at 9.95% than the market.
Kindly share your views if this is a good option.

Queries on Registry of the Flat
Hi All,
I was about to lock a deal of a 2BHK in Sahaj Residency, Indore but got stuck in one issue.
Does anyone has idea about how the registry currently being done in Indore?
As per builder though saleable area of 2 BHK is 1161 sq ft but he will have the registry on carpet area which is around 870 sq ft.
Now my question is if I am paying for 1161 sq ft area, the registry should also be done on the same area and not on the lesser one?
Can anyone please throw some light?
