What is the General Procedure for Registry of Flat?

Hi All,

I was about to lock a deal of a 2BHK in Indore but got stuck in one issue.

Does anyone has idea about how the registry currently being done in Indore?

As per builder though saleable area of 2 BHK is 1161 sq ft but he will have the registry on carpet area which is around 870 sq ft.

Now my question is if I am paying for 1161 sq ft area, the registry should also be done on the same area and not on the lesser one?

Can anyone please throw some light?

I am planning to construct a G+2 house in new town AA-I kolkata for own use. The plan has been sanctioned and am getting into the construction phase.
Would like to get some advise on the below areas :

1. Any reputed construction firm in kolkata that can be hired to do this and anyone had any first hand experience with them?
2. What is the current per/sqft charges for a marble floor with high quality electrical and other finishes?
3. Which expenses are excluded in the above pricing?
4. What are the points that needs to be considered while going for a agreement with the contractor?

Any other points/suggestions that will be helpful as I am doing it for the first time.

Pune - Maintenance Charges of Various Co-Operative Housing Societies

Dear members ,

There is an ongoing infighting in my recently formed interim CHS regarding the fixation of monthly maintenance charges.As per the directive of Hon'ble bombay high court in June, 2012, a CHS cannot take the maintenance charge based on area of flat.Rather, it has fixed the maintenance charge on per flat basis instead of per square ft. basis (see CHS Cannot Levy Maintenance Charges Based on the Area of Flat of Members ~ Co-operative Housing Societies in Mumbai, Thane, Navi-Mumbai, CIDCO, SRA, MAHADA, Pune, Maharashtra).

All this lead me to think of the ongoing maintenance charges paid in various localities in already existing CHS.

Let us post the maintenance charges of our societies to have a general idea which may not only help us in calculating the charge but also will give an idea of its variation as per the amenities and localities.

Mine is as follows:-

1) Locality- Keshavnagar, mundhwa (not in PMC)
2) Monthly Maintenance charge- INR 2000, Rs. 200 non occupancy charge separate for tenants borne by owner
3) No. of flats in society- 140
4) Exclusive Amenities- clubhouse, swimming pool, Water treatment plant-not for drinking purpose (WTP) and Gym
5) Basic Amenities-Security, lift, power backup for common areas and children playing area

I Had Purchased a Flat in Mohali (SHAURYA ANANDA SECTOR-86) IN 2010. The developer had promised to give possession in 2013. We entered into an agreement to sell. But till date he has not given possession and demanding further Instalment. Which was supposed to be paid at the time of handling over possession. All the earlier payments have been given in time. Now he is asking to pay where as the flat is not ready for possession as yet. What should i do in case? I thing this project total a fraud project.

Cost in Beeramguda is around 50 but when i checked in Bachupally it is very high.

HCBS - Sports Ville

It is a affordable housing project and Draw was done with on 19 - 06- 15 . Just looking to see if we has any people who has been lucky with this draw here on this forum so that we can share info.

For starters - After draw what is the process followed normally by builder for initial amount. I am yet to get an official intimation from Build / HUDA of allocation. What process is to be followed? Anybody has any clues?


PS : - I am an end user hence thinking from that perspective.

Has anyone bought a villa/micro home/plot with Estillo Studios. Builder is Vimosh, not a big player, but has enough projects under their name and are doing villas/flats for better prices since they don;t market big (at least that's what they are saying)

They are quoting approximately 48Lakhs for a 1200 (1750 build up) Duplex Villa.

Th location is Nemmeli, on the opposite side (ECR), about 2-3 kms from Crocodile bank.
